With homes priced from the low $140,000s, Marbella is an ideal choice for first-time or first-move-up buyers seeking a home in Summerlin, according to Todd Nigro, vice president of Nigro Associates.

"We have an excellent selection, and we've built our first release on some of our finest home sites," Nigro said. "Most importantly, buyers who act quickly will take advantage of earlier-phase pricing, which translates to substantial savings."

The neighborhood will comprise 96 homes in the "central" part of Summerlin, Nigro said. Buyers can choose from three, two-story floor plans ranging from 1,571 to 1,993 square feet with as many as three bedrooms. The exteriors feature southern European-style architecture and front-yard landscaping. Select plans also offer covered porches and courtyards.

Several room options are available.

Interiors feature designer light fixtures, great rooms, 9-foot ceilings in the primary living areas, ceramic-tile flooring at entry, raised-panel doors and polished brass door hardware.

Kitchens are appointed with ceramic-tile counter tops, oak cabinets in a choice of finishes, pantries and a premium appliance package.

Owner suites, per plan, offer volume ceilings, walk-in closets, oak cabinets, cultured-marble sinks and vanity tops, dual shower heads, and ceramic-tile tub and shower surrounds.

The neighborhood celebrated its grand opening in July, and some homes can be ready for occupancy within a short time frame, according to Nigro.

To tour the models, take Summerlin Parkway to Town Center Drive, head south to Alta Drive, then go west. The sales office is open from 10 a.m. to 6 p.m. daily.
