Newport Lofts on track for spring debut








Newport Lofts is entering into final construction phase and will begin delivery of loft-style condominiums to buyers this spring, according to West Seegmiller of Seegmiller Partners, the high-rise project's developer. Sam Cherry Development is also involved in the project.

The 23-story tower, located in Las Vegas' Arts District between the Strip and downtown, will feature residences starting on the eighth floor.

"It will be the ideal environment for downtown-area professionals who are drawn to a casual California lifestyle and love the energy of the arts district," said Seegmiller. "The essence of the area will be reflected in every aspect of the building."

Thirteen single-story plans are available, ranging from 912 to 1,650 square feet, as well as 12 penthouse designs, measuring from 1,800 to 3,000 square feet.

Prices range from the mid-$400,000s to $1.9 million.

Featured amenities include Italian granite countertops, custom Italian cabinetry throughout, 10 1/2 -foot-high ceilings, European fixtures, private terraces and ceiling-to-floor windows in select areas.

Sales agent Brad Assim said purchasing opportunities remain.

"Interest rates are at a pause and we're offering short-term financing on the escrow deposit with a one-year lock on the rate," he said. "The plan makes it very easy for buyers to purchase in a high-rise tower that's in the last phase of construction."

Additional incentives include financing with initial payments as low as $1,200 and free homeowner association dues for one year, according to Assim.

Residents will have exclusive use of a rooftop deck with a Jacuzzi, spa facilities, triangular swimming pool, running track, locker rooms and a gym featuring European fitness equipment and treadmills with built-in plasma screens.

The Newport Skyroom Clubhouse will feature a lounge, billiards area, movie room and a rooftop gardens with 360-degree views of Las Vegas.

The premises will include a 24-hour doorman, ground-floor retail and an enclosed garage with assigned storage units.

To visit, take Interstate 15 and exit Charleston Boulevard east, turn north on Casino Center and proceed to the sales center at the intersection of Casino Center and Hoover Avenue.
