William Lyon opens fourth subdivision at Mountain's Falls

William Lyon Homes has unveiled Cascata Ancora, a community of single-story homes within Mountain Falls in the Pahrump Valley.

This is the builder's fourth neighborhood in the 1,050-acre master-planned golf course community.

"It was a fantastic opening and we're already involved in a number of sales," said sales agent Bob Dougherty.

"We'll start closing homes in early 2007. The timing is right on for buyers looking to move after the holidays."

Home buyers can tour four model homes showcasing the development's Tuscan-inspired architecture.

Prices start in the low $200,000s and homes are available for closings in the next 60 days.

Floor plans range from 1,429 to 1,774 square feet. The homes include three bedrooms, two baths, walk-in closets, interior laundries, covered front porches and country kitchens with pantries.

A den in lieu of a secondary bedroom is available on select floor plans, as well as covered loggias and optional bay window extensions.

"These floor plans have a proven track record and buyers really respond to their functionality," Dougherty said.

"Some have very open layouts; others stand out for their unique room configurations."

Plan Four offers a front kitchen with a dining nook and a low wall separating the great room and semi-formal dining area.

Standard features include raised-panel interior doors, satin chrome lever doorknobs, custom-recessed lighting, designer light fixtures, cultured marble bath countertops and programmable thermostats.

The 18-hole, par 72-course Mountain Falls Golf Club anchors the master plan.

The course is surrounded by amenities for residents, including the resident facility with two swimming pools, a spa, water-play area, fitness center and lounge with billiards table.

The Mountain Falls Grill Room, located in the adjacent clubhouse, is open to the public as are the banquet rooms.

"People are amazed when they see the community amenities and then learn that our association fees are less than $50 a month. There are no special improvement district fees, which can cost up to $1,000 or more for years to come," Dougherty said.

Upon completion, Mountain Falls will feature neighborhood mini-parks and a four-mile walking trail.

To visit, travel 45 miles west on Highway 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right, then left on Lakeview to the Cascata models.

Hours are from 10 a.m. to 6 p.m. daily, except Monday, when the models open at noon.
