Arroyo Canyon offers final homes

special to real estate

Lennar's Arroyo Canyon in the northwest valley offers its final seven homes, along with final closeout incentives, according to sales manager Michael Campbell.

"This is one of those 'hurry- before-they-are-all-gone' moments," he said. "We have four floor plans available at this time for October and November closings with excellent opportunities to save thousands of dollars and take advantage of low interest rate options and reduced closing costs."

The neighborhood of 63 homes is situated behind wrought iron entry gates and a palm-tree lined entrance leading to the Village Square neighborhood park with carriage lights. The two-story homes range from 3,265 to 5,240 square feet, and are priced from the $500,000s.

Pop-out details around windows and doors highlight home exteriors, as do the staggered roofline elevations, two-tone custom paint and paver stones at walkways and driveways.

Yards are designed for low maintenance with more compact backyard areas. "Our yards invite entertaining," Campbell said. "The model homes really illustrate the outdoor living space beautifully with the room you want for a spa or pool, patio and barbecue, without the excess space you need to maintain."

Interior elements include two-tone color palettes, 42-inch cherry wood and maple cabinetry with crown molding, granite countertops, upgraded appliances, and prewiring for home theater, ceiling fans, security, intercom and designer lighting.

The floor plans feature a great-room layout with country-style kitchens with informal and formal dining rooms, master suites, and tile flooring in the foyer, kitchen, breakfast nook, laundry room and all baths. All of the homes have a three-car garage.

One Standstone floor plan is available. The home measures 3,265 square feet and offers a master suite and two bedrooms on the main level, and a fourth bedroom, full bath and game room on the second level.

Two Mesa designs are also available. The 4,482-square-foot home includes five bedrooms and 3 1/2 baths. A bedroom suite is located on the main level, and a double staircase affords easy access to the second story.

At 5,240 square feet, the Plateau floor plan includes four bedrooms and 3 1/2 baths, with a veranda off the master suite. A covered patio sits off the main level's great room and country-style kitchen, and the upstairs level includes a game room and separate loft.

Buyers can also choose from three Arroyo designs. The home mirrors the Plateau design and square footage, plus a master suite retreat in lieu of the upstairs loft.

Arroyo Canyon is an Energy Star community. To visit, take the Las Vegas Beltway and head west to Hualapai Way, continue north to Deer Springs Way and turn right, proceed to Grand Canyon Drive and turn right, then left onto Bath Drive. The models are open from 10 a.m. to 6 p.m. daily except Monday, when it closes at 4 p.m. For more information on this community, call 395-4530 or visit lennar.com for more information.
