Milestone: Aliante logs 1,000th home saleSPECIAL TO REAL ESTATE
The 1,000th sales contract was accepted this week at Aliante, a master-planned community in North Las Vegas. Dan Naef, senior vice president of North Valley Enterprises, said the occasion represents a milestone for the community which celebrated its grand opening in May. "Home sales have exceeded our greatest expectations, and the pace seems to grow as this community continues to develop. Experiencing a thousand sales within such a short time frame is a strong testament to the success of our efforts as the master developer and the superior quality and value being offered by our home builders. Prospective home buyers have reacted with great enthusiasm to the excellent selection of homes, the desirable suburban location and the unparalleled community amenities incorporated in the Aliante master plan." The buyers of the 1,000th home were Jason and Paige Smith. To mark the occasion, the developer presented a gift of $1,000 in the form of a bouquet decorated with 10 $100 bills. The couple plan to use the money to help furnish their new home in Pardee Homes' Seasons neighborhood. "We are very excited to be the thousandth buyers and are appreciative for this generous gesture on the part of North Valley Enterprises," Jason Smith said. "Finding Aliante and the Seasons neighborhood was a wonderful experience for us and this just made it even better." The Smiths were not seriously looking for a new home when they first visited Aliante. "Just about every weekend we would go and look at homes throughout the valley," Paige Smith said. "We knew we wanted to upgrade someday, but we really weren't shopping seriously. We just enjoyed walking through the models." The couple chose the single-story Plan One at Seasons, where they will move in January. The plan can be built with 2,416 to 2,596 square feet with three bedrooms and 2 1/2 baths. "We love the courtyard in this home and the optional studio, which will serve perfectly for us as a sports room," Paige Smith said. "It's a spacious home with everything we need to live comfortably today, plus the added space we will need to grow as a family later on." Seasons is a gated neighborhood of single- and two-story homes measuring from 2,500 to 3,990 square feet. Residences are priced from the $260,000s to the $300,000s. It is located within Aliante's primary village, which also features homes built by D.R. Horton, KB Home and Pulte Homes. Sun City Aliante, an adult village, is a development of Del Webb. D.R. Horton is constructing three neighborhoods priced from the $130,000s to the $370,000s. Homes in KB's three developments are priced from the $170,000s to the $280,000s. Pulte's two projects offer residences priced from the $220,000s to the $290,000s. Sun City's single-story homes start from the $170,000s to the $250,000s. At 1,900 acres, Aliante is planned to include 7,500 homes. Roughly one-quarter of the acreage is designated for recreational and public uses including an 18-hole municipal golf course, three city parks, 24 miles of concrete trails, linear parks and an arroyo. Central to the community is the 20-acre archaeological-themed Nature Discovery Park. Sites have been set aside for two elementary schools, a middle school and fire station. About 100 acres of commercial development, including a 40-acre hotel with gaming, is planned. To visit, take U.S. Highway 95 to Centennial Parkway, exit east to Sky Pointe Drive and turn right. Turn right at Frontage Road, then left onto Interstate 215. Exit at Aliante Parkway and go south to the primary village or north to Sun City.
