Seven Hills enters final phaseSPECIAL TO REAL ESTATE
The Seven Hills community in Henderson is in its final phase of development with few residences remaining at its production-home neighborhoods. "Seven Hills has been a very successful community for Silver Canyon Partnership, attracting some of the finest builders in the southwest and more than 2,500 homeowners to date," Dan Naef, vice president of community development, said. "All of the parcels we have allocated for production homes in Seven Hills have been sold, meaning the neighborhoods now open represent the last chance buyers have to purchase a brand-new home here. "Buyers can still choose from an excellent selection of homes and home sites among our last five production neighborhoods." Thirteen homes remain at Renaissance, a gated neighborhood by Pardee Homes. Eight lots will be released Oct. 19, and the remainder will be released in December. "We are now developing a priority list for these last home sites, which are among the finest in the ... neighborhood," sales agent Cheri Henderson said. "They all offer either golf course or valley views, and a complete selection of floor plans is available." Homes at the neighborhood are priced from the mid-$350,000s. Single-story floor plans measure from 2,700 to 2,800 square feet with as many as four bedrooms, while two-story designs range from 3,700 to 4,600 square feet with as many as seven bedrooms. US Home has four homes available at Palazzo Monte, including one that can be ready for move-in within 30 days. "This home is perfect for families or for any buyer who appreciates an added measure of luxury and spaciousness," sales agent Greg Kozlowicz said. "It is one of our most popular plans, it is competitively priced at $510,000, and it offers beautiful city and mountain views. Floor plans in the gated neighborhood measure from 2,550 to 4,500 square feet with as many as five bedrooms. Homes are priced from the low $300,000s. Eight homes remain at Encore at Palatine Hill, a gated development by Richmond American Homes. Floor plans range from 1,985 to 3,279 square feet with as many as six bedrooms. Prices start from the low $200,000s. Buyers can choose from three exterior designs with each plan. Villa Villagio, an Astoria Homes neighborhood, will comprise 119 homes at buildout. Currently, 40 single- and two-story homes remain. Floor plans measure from 2,584 to 3,932 square feet with as many as five bedrooms, and options such as bonus rooms, lofts, master-bedroom retreats and balconies. Homes are priced from the mid-$200,000s. "We now have homes available on some of the most desirable home sites in Villa Villagio," sales agent Traci Sexton said. "Many of these home sites are located on quiet cul-de-sacs and several offer wonderful views of Sonata Park and the mountain ranges." All that remains at Trident Homes' Meridiana neighborhood is a Villa Four design measuring 2,410 square feet. The home has three bedrooms, as well as a den and can be ready for move-in within 60 days. The buyer can choose from among the flooring, cabinetry and counter-top options. Priced at $342,965, the home features a fireplace, glass-block accents in the master bath, French doors, an upgraded electrical package and wiring for ceiling fans. Custom-home sites are available in the neighborhoods of Venezia and Terracina by Silver Canyon Partnership, and Corcovado and Portofino Custom Homesites by Nevastar Investment Corp. Some of the custom neighborhoods are guard-gated. Lots as large as one acre are available, and priced from the $200,000s to more than $1 million. The 1,300-acre Seven Hills community will comprise more than 3,000 homes in 25 neighborhoods at buildout. About one-third of the acreage is dedicated to open space. It is located in the foothills of Henderson. Four city parks are open, and among them offer basketball and tennis courts, ball fields, volleyball quads and playgrounds. An information center is located on Seven Hills Drive, which is about one mile west of the Eastern Avenue and St. Rose Parkway intersection. The office is open from 10 a.m. to 6 p.m. daily.
