Avante to start presales at Northbrook III

Presales are scheduled to start Saturday at Avante Homes' Northbrook III neighborhood in North Las Vegas, according to Brian Seager, company president. The neighborhood, he said, follows the success of the company's Northbrook and Northbrook II neighborhoods, and offers the same floor plans, plus a few extras.
      "The demand for our Northbrook homes has been phenomenal since the day we first introduced them," Seager said. "This success can be attributed, in part, to the outstanding floor plans, enhanced backyard space and ... pricing. It is obvious that Avante Homes was right on target with this product, as we have experienced an exceptional rate of sales for this price range in this highly competitive area of Las Vegas."
      Buyers can choose from single- and two-story floor plans ranging from 1,204 to 1,849 square feet with as many as four bedrooms and a three-car garage. Homes are priced from the low $120,000s, and home sites average 5,500 square feet.
      "We made a great product even better through listening to our buyers and incorporating their good ideas into our home designs," Seager said. "One popular request at our previous neighborhoods was to offer the third-car garage option, which will provide added convenience for buyers who need space for an extra vehicle, home workshop, storage and a list of other possibilities."
      The neighborhood is located on Simmons Street, north of Ann Road. Information is available at the original Northbrook neighborhood, which is on Ann Road, just east of Decatur Boulevard.
      All 238 homes have been sold at Northbrook, and only six homes remain at Northbrook II, which is comprised of 135 homes.
      The builder also has homes available in the northwest and south areas of the valley.
      Aventura, with 68 single-story homes, is in Summerlin, and aligns the first and 18th holes of the TPC at The Canyons golf course. Floor plans range from 3,035 to 3,494 square feet and come with as many as four bedrooms and a three-car garage. Prices start from $354,990. Lots with city and golf course view lots are available.
      "We believe home buyers will be pleased to see how far their money will take them at Aventura," Seager said. "For the most part, what you see in the model homes is what is included in the sales price."
      To visit, take Summerlin Parkway to Town Center Drive, head south to Hualapai Way and turn left.
      Also in the northwestern valley is Ashbrook, which opened in February. Single- and two-story homes range from 1,535 to 2,008 square feet, and are priced from the low $130,000s. Eighty-three of the 105 homes have been sold.
      Nearby is The Springs, where 22 of 140 homes remain for sale since opening in April. Single- and two-story floor plans are available, ranging from 1,049 to 1,584 square feet and priced from $107,000.
      To visit Ashbrook and The Springs, take Jones Boulevard to Tropical Parkway, then head east to Bradley Road. Head north, past Bullring Lane, and follow the signs.
      Emerald Ridge is located in the Silverado Ranch planned community, which can be reached by taking Eastern Avenue to Silverado Ranch Boulevard and heading west to Pollock Drive. Four single- and two-story floor plans are available, ranging from 1,204 to 1,849 square feet with as many as four bedrooms. Homes are priced from $123,490. Comprised of 226 homes, 198 have been sold to date.
      Seager said visitors to any of the company's neighborhoods will receive "old-fashioned" service.
      "We provide our buyers with a home-buying experience reminiscent of years ago, when builders took a personal interest in both the design of the home and the satisfaction of the home buyer," he said. "With construction booming as it is ..., this is a refreshing change for home buyers who feel as though they are being lost in the shuffle.
      "Our primary commitment is to devote 100 percent of our energy toward the satisfaction of our buyers, from the time they first walk through the door of our sales office until long after they are comfortably settled into their new homes."
      All sales offices are open daily from 10 a.m. to 5 p.m.
