Home-site sales skyrocket at The Estates at Seven Hills
SPECIAL TO REAL ESTATE The Estates at Seven Hills custom-home community has sold a record number of lots this year, according to sales executive Jack Christie. From January through September, there were more contracts signed than during all of last year and sales volume increased by more than $3 million. "We have now sold approximately 60 percent of our home sites; we recently accepted our 100th broker-referral sale; and we currently have nearly 100 custom homes that are completed, under construction or in the architectural review process," Christie said. "Right now, we preparing to release 36 new home sites, including some of the most spectacular and dramatic lots in the entire Estates at Seven Hills community. This release will include our first home sites that are priced at $1 million and over, and offer home sites that range up to more than one acre in size." The new lots are located in the Terracina neighborhood, which overlooks five fairways of the Rio Secco Golf Club and two of its lakes. Homes sites range from one-quarter acre to one-half acre. "We consider this upcoming release a true milestone in the development of The Estates at Seven Hills," Christie said. "Based on the number of early inquiries we have received, we expect all 36 of the home sites to sell within a short time frame." The Estates at Seven Hills, a development of Silver Canyon Partnership, will comprise nearly 250 custom homes in a series of guard-gated neighborhoods. Home sites are priced from the $180,000s, and many offer views of the city, mountains and/or golf course. Christie attributed the strong sales activity to several factors, including the popularity of the Street of Dreams luxury housing show, which ends today in the community's Venezia neighborhood; and referrals. Dan Naef, vice president of community development, agreed that the show has contributed to the popularity of the community. Homes featured in the show are valued at as much as $3 million. "Once again, Street of Dreams raised the bar in terms of the scale and quality of homes Seven Hills can sustain," Naef said. "However, another key factor in the increasing rate of home-site sales is the fact that this community is unique among others in the Las Vegas Valley. The elevated and terraced character of the land provides spectacular views, there is a vast amount of open space area and the pricing of home sites is remarkably competitive for this level of luxury." The new release will connect Terracina and Venezia, which offer lots ranging from one-third acre to three-quarters of an acre on a plateau. Each neighborhood within The Estates has a park. Rapallo features a view park; Terracina has a 2-acre park with tennis and basketball courts, and a playground; and Venezia's park has a tennis court and a playground. Seven Hills, which is located in Henderson, offers single-family homes priced from the $130,000s and estate homes priced from $330,000. Buyers can tour dozens of model homes and choose from more than 45 floor plans. More than one-third of the community's 1,300 acres is allocated for open space that includes four city parks and softball and soccer fields. To visit, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue, and go south. Office hours are from 10 a.m. to 6 p.m. daily.
