Lifecare development announces plans
People are living longer, and the need to plan for a long retirement has become essential, according to representatives of The Springs at Lone Mountain, a full-service, nonprofit lifecare community planned for development in the northwestern valley. People age 65 and older represent the fastest growing segment of the population, and their housing needs vary depending upon their health and activity level. Some age-qualified developments serve only the needs of younger, more active seniors. Older seniors often want a more supportive mode of housing that provides a home with resort-style amenities, plus a comprehensive health care center, a market that is served by The Springs. The community is sponsored by Presbyterian Homes & Services of the West. The company and its parent, Southern California Presbyterian Homes, are longtime builders of senior living communities. Residency is open to all faiths. "The national trend is to develop innovative ways to provide secure retirement housing and comprehensive services with a valuable health care component. The adult population over age 62 is growing at an accelerating rate. We at Southern California Presbyterian Homes have assessed the need in Las Vegas and we know that a quality community can be supported here," company President Jerry Dingivan said. "It expands the integration of services that our group can provide to seniors in many communities." New Life Management & Development Inc. of Mount Laurel, N.J., will develop the property. The community will be built on a 30-acre site between Alexander Road and Gilmore Avenue, west of Interstate 215. The independent-living apartments and community center will stand on the highest elevation of the land, providing a variety of views. Additional homes will be built as 40 villa-style units. A 1-mile loop trail around the community connects to a valleywide system that is planned. Water features and terraces are also part of the landscape. A nine-hole pitch-and-putt golf course, pool, and curved entry drive also add decorative touches to the development. The community center will feature a convenience store, hair salon, banking services, a bus for routine errands and appointments, a fitness center, lounges, a game room, dining rooms, a cafe, pub, library, computer center, conference rooms, and an activity schedule. Other features will include an indoor pool, a fitness facility and a 67,700-square-foot health care center. The center will house 40 assisted-living suites and 60 skilled-nursing units. There will also be a special care wing for patients with dementia and memory disorders. Among the living choices, residents may choose from 10 apartment floor plans and three villa floor plans. Apartments range from a 680-square-foot unit with one bedroom to a two-bedroom unit measuring 1,700 square feet. Charter entry fees for apartments start at $129,000. The two- and three-bedroom villas range from 2,100 to 2,380 square feet. Entry fees for the villas start at $345,000. An additional entrance fee of $15,000 is required for a second person. The entry fees include on-site, assisted living and skilled nursing at no additional cost should a resident ever need it. A monthly service fee, starting at $2,040 for one person, includes all utilities except telephone. Also included is one meal daily, regular housekeeping and weekly linen service, scheduled transportation, basic cable TV, interior and exterior maintenance, around-the-clock security, full appliance maintenance, and a 24-hour emergency response system.
