Palazzo Monte features flexibility



Hillside home sites and myriad design options are offered at U.S. Home's Palazzo Monte neighborhood in Seven Hills, according to builder executive Vicki Zoot.

"The setting for Palazzo Monte within Seven Hills is truly extraordinary. We were fortunate to ... take full advantage of the location to design wonderful hillside home sites that showcase our elite series of luxury home designs," Zoot said. "This winning combination has created a tremendous amount of interest in the community and generated a brisk rate of sales well beyond our original projections."

The gated neighborhood is priced from the high $200,000s and features four designs from the builder's Laureate Series, measuring from 2,550 to more than 4,500 square feet.

"Each of the four basic plans can be modified to accommodate a broad range of lifestyles. It's like having an even greater number of home designs to choose from, each one evolving from a single basic plan illustrated in the model home ... Our home buyers can create a home that is modern chic, casual and family centered or extravagantly formal -- all from the same original floor plan. The floor plans can modify to two bedrooms or up to five or seven bedrooms, depending on the model," Zoot said.

"One couple's idea of heaven might be a state-of-the-art home theater room with built-in surround sound, while another family may choose the same model and want a second family room for children or teen-agers. For some buyers, the owner suite with a lavish bath complete with spa tub, steam shower, a fireplace, private retreat and all the trimmings represents their dream home, while for others a comprehensive home office and study with T-5 wiring is the most important feature," she said.

The single-story Napoli plan is available in three variations, measuring from 2,550 to more than 3,070 square feet. Options for this four-bedroom, 2 1/2-bath home include a den, bonus room, dual owner suites, an expanded owner suite, or five bedrooms and three baths.

The two-story, 3,880-square-foot Roma plan, offers five bedrooms, three baths and a loft. The home can be expanded to more than 4,500 square feet with such options as an extra first-floor bedroom and bath, a den, or expanded owner suite.

Both homes are modeled at the neighborhood, while the two-story Firenze and Venezia designs can be viewed at other U.S. Home neighborhoods.

To visit, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue, and go south.

The builder is developing several other neighborhoods throughout the valley. In the northwestern valley, there is Copperfield, priced from the $190,000s; Torrey Pines Ranch, priced from the mid-$200,000s; and Steeplechase with presale pricing from the mid-$200,000s.

In the southwestern valley, neighborhoods include Stillwater Canyon, priced from the $200,000s; Palomino Canyon with homes starting from the $160,000s; and Aberdeen at Southern Highlands with presale pricing from the mid-$200,000s.

The builder's custom residential division's sales office is located at Paseo Place Estates on Buffalo Drive, just north of Sahara Avenue.

Models are open daily from 9:30 a.m. to 6 p.m. except Monday, when they open at 11 a.m.
