Builders loyal to Summerlin

Three new neighborhoods are scheduled to open in Summerlin by year's end, bringing the number of active neighborhoods in the master-planned community to 52.

The new projects are being developed by longtime builders in Summerlin: SouthStar by R/S Development is the builder's fourth neighborhood in the community; Garden Terrace is Westmark Homes' fourth development; and Topaz Ridge is William Lyon Homes' 10th entry.

SouthStar is set to open Dec. 1 in the 100-acre Ridgebrook mini-village, which will comprise four neighborhoods and a 6-acre park. Buyers can choose from four single- and two-story floor plans, ranging from 1,528 to 1,900 square feet.

Prices start at $161,000 for these homes, which offer city and park views. Patios, terraces and courtyards are available per plan.

The neighborhood will comprise 115 home sites, according to Cindy Bowen, director of sales and marketing for R/S Development.

"Summerlin is the premier place to live in the Las Vegas Valley," Bowen said. "With its many amenities and conveniences, it's really the place to reside. We will continue to build there."

Presales are scheduled to begin in December at Garden Terrace condominiums, located in The Gardens village.

Four models and five floor plans will be featured, ranging from 1,305 to 1,772 square feet and priced from the $140,000s.

Planned amenities include a resort-style pool and spa, cabanas and a fitness center.

Westmark Homes sales and marketing executive Margie Majors said the location is ideal.

"It's in the heart of The Gardens and across from The Gardens Park with the Red Rock mountains in the background," she said.

"You get a real hometown feeling (in Summerlin). Everything is done first-class. Summerlin is definitely a community everyone can be proud to live in."

The Gardens is a 410-acre residential and commercial village in a garden-like setting. It is also home to The Gardens Park, a 20-acre park that contains a roller hockey rink and gardens. Five neighborhoods are under development in the village.

William Lyon Homes plans to start presales at Topaz Ridge in The Ridges village in November. There will be three single-story floor plans available, measuring from 3,610 to 4,609 square feet. Lots with views of the city, mountains and the Jack Nicklaus-designed Bear's Best golf course are available.

Some plans include an interior courtyard, according to sales and marketing director Linda Kemper.

"The courtyards are dynamic and allow homeowners to expand their living areas by bringing the outdoors inside," she said. "And as an added amenity, wet bars are standard features in all of the homes."

Homes are priced from about $500,000.

The Ridges is a 793-acre gated village being developed around the Bear's Best golf course, which is scheduled to open for play next month. The village is located south of Desert Inn Road, and has a clubhouse with a swimming pool, recreation center and lighted tennis courts.

Developed by The Howard Hughes Corp., Summerlin is home to two Tournament Players Club golf courses, a Bear's Best course and five others. It also features nearly 100 neighborhood and village parks, more than 90 completed miles of trails, 16 schools, houses of worship, shopping centers, business parks, medical centers, cultural facilities and nearly 130 model homes.

Single-family homes, townhomes and condominiums are priced from less than $100,000 to more than $700,000. Custom lots from one-quarter acre to three-quarters of an acre are priced from the mid-$100,000s to more than $3 million, and pre-designed custom homes are priced from $500,000 to several million dollars. Apartment homes offer monthly rents starting in the $700s.

To visit the home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit. Office hours are from 10 a.m. to 5 p.m. daily.
