Viera condo buyers reap benefits of resort lifestyle

SPECIAL TO REAL ESTATE

Numerous recreational opportunities are available just outside the Viera condominiums at MonteLago Village, a resort and residential development within Lake Las Vegas Resort. Among the activities are golfing, hiking and biking in addition to fishing, swimming or sailing on the resort's 320-acre lake.

Early selection and preferred pricing are available at Viera through the Limited Priority Reservation Program. An exhibition will be held Nov. 10 for reservation holders.

"We've had a very exciting response to our ... program," said Sherri O'Boyle, director of sales and marketing for MonteLago. "But we want people to know it's very important to make a reservation now so they can select the resort condominium they want and at preferred pricing levels. There won't be another opportunity like it and we don't want people to miss out."

The condominiums range from studios to three-bedroom residences. Prices start from the mid-$200,000s. The fully furnished units will offer views overlooking the village, lake and hillsides.

Condominiums feature Mediterranean architecture, handmade interior furnishings, custom woven carpeting in the living areas and bedrooms, tile flooring in the kitchen and baths, and balconies with glass doors. Interior furnishings come in two color schemes.

Kitchens include wood cabinetry, granite counter tops, full-size appliances, and utensils and dishware. In the owner bath, tubs with ceramic-tile surrounds, granite counter tops and wood-framed vanity mirrors are standard.

The private courtyard will feature a pool deck, lagoon, spa, fountains and gardens.

Viera homeowners will have preferred tee time privileges at the community's new Tom Weiskopf golf course, which is scheduled to open in 2002. Other benefits include preferred rates at select restaurants, boutiques, a spa, as well as concierge services. Residents will also have access to a private fitness center, a media center and library.

Viera is scheduled to open in winter 2002.

Other plans for the village include a 350-room Ritz-Carlton Hotel, a world-class spa, casino, shops, lakeside cafes and bistros, art galleries and pedestrian-only areas.

"The many facets of MonteLago Village will offer something for people of all ages," O'Boyle said. "It is the perfect place for families to spend an exciting and memory-filled vacation, for couples to have a romantic weekend away from it all, and for owners to enjoy a unique way of resort life. The village is the perfect backdrop to create memorable experiences and lifestyles.

"The lake itself sets the tone for the village. It presents opportunities for waterside walks, as well as fishing, rowing, sailing, and wildlife sightings."

The village overlooks a harbor located on the southwest tip of the lake. Miles of hiking trails lead around the lake and through the surrounding hillsides. A planned wetlands project will provide close encounters with wildlife.

Other village attractions will include shopping and dining.

"The boutiques and shops at MonteLago Village will be one of a kind," O'Boyle said. "Owners of the village's boutiques will make or select, from around the world, items of impeccable quality, distinctive style and incredible beauty. It will be the place to have jewelry personally designed or special perfume blended to assure that it is exclusive."

Planned dining options include a Tuscan pizzeria, a Middle Eastern feast and a lakeside "escape." A lakeside oyster and vodka bar will highlight the nightlife, which will also feature an old-age wine grotto, outdoor entertainment, a contemporary lounge and watering hole.

Intrawest is developing the village with the Ritz-Carlton Hotel Co.; Cook Inlet Region Inc.; and Transcontinental Properties Inc., the developer of Lake Las Vegas Resort. Intrawest develops and operates village-centered resorts across North America.
