Christopher sites near closeout

SPECIAL TO REAL ESTATE

Christopher Homes has entered the final phase of sales at Palisades, a neighborhood that aligns the TPC at The Canyons golf course in Summerlin, and at San Michelle, which is adjacent to the Badlands Golf Club in Queensridge.

Homes that are ready for move-ins are available at both properties, as are home sites ranging from one-quarter acre to one-half acre.

"During final closeout, we are offering buyers at both neighborhoods special savings and bonuses valued up to $20,000 on all homes," Steve Hackney, president of the home building firm, said. "As an added benefit, Christopher Homes has reserved some spectacular golf course home sites for the final phase at both neighborhoods. These are among the finest home sites ... in the valley, including several with golf course, city and mountain views."

Eleven of 131 homes remain for sale at Palisades, where homes are priced from the $450,000s. Five single- and two-story floor plans are available, ranging from 3,758 to 6,200 square feet.

One of the remaining homes is a Van Gogh model that is ready for occupancy. It measures 4,600 square feet and is priced at $898,000, which reflects a savings of $20,000, according to sales agent Jacquie DuToit.

"This Van Gogh home is ... highly upgraded with the finest in custom appointments and located on a large (18,000-square-foot) golf course home site with combined fairway and city views," DuToit said.

The owner suite includes an exercise room with a private stairway leading to the front courtyard with fireplace. Two secondary bedrooms have their own baths, and there is also a home office or den. Also featured are granite kitchen counter tops, cherry wood cabinetry, and French doors that open to the courtyard and patio.

To visit Palisades, take Summerlin Parkway to Town Center Drive, head south to Hualapai Way and follow the signs. The sales office is open daily from 10 a.m. to 6 p.m.

San Michelle has five of 121 homes remaining in single- and two-story designs measuring from 3,474 to 5,200 square feet. Prices start from the high $500,000s.

"San Michelle started as an 81-home neighborhood and its rapid acceptance led Christopher Homes to purchase an additional 40 home sites in Queensridge North to accommodate the strong demand for the homes," Hackney said. "Now there are only five homes left, each of them offering many thousands of dollars in savings."

Among the homes that are ready for move-in is a Residence Two/Chagall model with four bedrooms and 4 1/2 baths in 3,912 square feet.

"This beautiful home has mature landscaping in both the front and rear yard, and offers spectacular views of the city, the golf course and two of the golf course lakes," sales agent Michelle Gallagher said. "Another wonderful feature is the spacious and private courtyard, which is perfect for large-scale entertaining or simple outdoor relaxation. The courtyard also provides pleasant views from the living room and other areas of the home. A roomy, detached casita with a full bath opens onto the courtyard and can serve perfectly as a bedroom, study or studio."

The island kitchen features a nook, maple cabinetry and an appliance package that includes a refrigerator with wood panels that match the cabinets.

"This gorgeous home is priced at $721,101, which reflects a savings valued at more than $20,000," she said.

To visit San Michelle, take Summerlin Parkway to Rampart Boulevard, head south to Alta Drive then go west. The sales office is open Thursday through Monday from 10 a.m. to 6 p.m.

Hackney said that buyers who choose a home site and floor plan before construction at either neighborhood can consider hundreds of customizing options, such as elevators, courtyard fireplaces, wine cellars, casitas, secondary owner suites, extra bedrooms and baths, bonus rooms, libraries, and wet bars.

Buyers can consult with the builder's in-house architectural designers and interior designers.

Christopher Homes has six active neighborhoods in Las Vegas. The company also has a full-service custom division, which has more than 30 homes under construction in communities such as Summerlin, Southern Highlands, Lake Las Vegas, Seven Hills, Anthem and MacDonald Highlands.
