Five associations affiliate with Terra West



The West Sahara, The Lakes, Laguna Bay, Green Valley South and Taos Estates community associations all recently selected Terra West as their designated management company.

The West Sahara Community Association comprises more than 2,000 homes and more than 60 business facilities. Laguna Bay and The Lakes, a gated custom-home development, are sub-associations within the West Sahara Community Association and have 30 and nearly 300 homes, respectively.

Green Valley South has more than 1,900 homes, and Taos Estates is a gated development with 91 homes in Summerlin's The Pueblo village.

"We are pleased to add these associations to our portfolio," said Vicky Parris, director of the company's community association division. "We look forward to serving these boards and their members."

Terra West's management responsibilities vary by community but generally encompass all day-to-day management activities, including returning homeowner phone calls, processing architectural requests and overseeing enforcement of governing documents.

In addition, duties usually include attending meetings, recording meeting minutes, collecting dues, paying bills, preparing the annual budget for approval by the association's board of directors, and conducting or facilitating property inspections.

"Although we are a large company, we believe in giving our clients individual attention, a high level of customer service and an understanding ear when board members or homeowners call. We offer many services to our clients but it is our commitment to customer service that keeps our clients with us year after year," Parris said.

She said her team of certified managers and support staff are strong customer service advocates and strive to return homeowner calls within 24 hours.

"Since the transition to Terra West, our board of directors has had an easier time doing our job because of the new technology and support that Terra West provides us," said Donna Touissant, president of the West Sahara Community Association.

Burton Steinberg, president of The Lakes, also expressed satisfaction with the change.

"We are very pleased with how the relationship has started with Terra West," he said. "We look forward to a long and beneficial relationship."

Parris said adding Green Valley South was a "natural transition" for the firm, which has managed Green Valley Ranch since late 1997.

"Terra West is proud of our role in helping the board of directors of Green Valley Ranch keep the community such a desirable place to live," company CEO Kathy Grimes said.

Terra West Property Management is the largest community association and residential property management company in Southern Nevada. It was originally founded in 1979 by Grimes and Deborah Jones.

The community association division manages 160 associations consisting of more than 45,000 homes. The residential leasing division manages more than 1,000 residential rental properties located all throughout the Las Vegas Valley.
