special to real estate

One month after its Northern Terrace at Providence grand opening, Meritage Homes officials report sales success for its four villages in the 1,200-acre master-planned community in the valley's northwest.

Northern Terrace offers 15 home plans spread across the four villages of Concord, Salem, Brookline and Andover.

The collection includes single- and two-story layouts from 1,320 to 2,641 square feet. Floor plans feature as many as six bedrooms and four baths with two- or three-car garages.

Structural options include dens, master retreats, exercise rooms, bonus rooms and media expansions, based on floor plan.

Model homes are currently under construction and expected to open in January. Pre-model prices start in the mid-$200,000s.

Home buyers can select their own floor plans and home sites within each village. According to Meritage sales agent Karen Gradington, buyer selection of floor plan and elevation is a popular selling feature.

"At Northern Terrace, buyers get to choose the homes they want on the lots they select. We monitor the flow of the homes so next-door neighbors don't have identical floor plans and exterior elevations, but nothing is pre-selected," Gradington said.

"This is uncommon in new home communities and people are surprised and pleased that the decision is theirs to make. We want buyers to have the homes and outdoor living environments they envision."

The Club at Northern Terrace will provide accessible fitness and recreational opportunities for residents.

The club will include three swimming pools and a spa with shade canopies. A fitness center will include cardio and weight-training machines.

The resident-only facilities will also feature indoor and outdoor play centers for children, a barbecue area and entertainment great room.

A full staff will be on hand to assist residents. The clubhouse, with a projected price tag of more than $3.5 million, is planned to open in early 2007.

An American Traditional theme will run through Providence with planned amenities to include parks, a trail system, central promenade, tree-lined boulevards and old-fashioned ball fields.

The temporary sales center at Northern Terrace is open daily from 10 a.m. to 6 p.m., except on Monday when it opens at 11 a.m.

To visit, take the 215 Las Vegas Beltway and exit Hualapai Way north. Turn left on Elkhorn Road, right on Egan Crest Drive and left on Farm Road to the temporary sales center.

For more information about the community call 648-3300 or visit www.meritagehomes-nv.com.

The Providence master plan is emerging along the upper westside of the Las Vegas Valley, near the 215 Las Vegas North Beltway.
