First-time home buyers find Aliante meets all their needs



Nicole Devona and Sam Zaino, who purchased their first home at Aliante, said the floor plans and myriad amenities drew them to the master-planned community in North Las Vegas.

They visited the community based on a recommendation from friends, who had recently purchased a home.

"We're glad we did, too, because we fell in love in with the same model as our friends and we were thrilled with the lifestyle we discovered at Aliante," Devona said.

Devona and Zaino, whose first child is due in January, purchased a Bellaria design at Meritage Homes' Ravenna neighborhood. The two-story plan features four bedrooms, or three bedrooms and a den, three baths and a loft in 1,993 square feet.

"We felt that everything about the Bellaria design was perfect. It's a home that works well for us today, and it has the space we will need to grow as a family. The living areas are open and spacious, and there are plenty of bedrooms and baths, as well as a loft, which will be a great area for family activities. It was exactly what we were hoping to find," Devona said.

Devona said they also were pleased with the community's planned amenities.

"We weren't necessarily looking for a master-planned community, so finding a home in Aliante was just a bonus for us. The more we learned about the community, the more it appealed to us," she said.

Aliante is a development of North Valley Enterprises, an affiliate of American Nevada Co. and Del Webb. Encompassing 1,905 acres, the community comprises an all-ages village and age-qualified village, Sun City Aliante. Together, they will have as many as 7,500 homes.

Builders include Astoria Homes, Del Webb, D.R. Horton, KB Home, Lennar, Pardee Homes, Pulte Homes and US Home.

Homes prices start from the high $100,000s to the high $600,000s.

Nearly one-fourth of the community is designated for recreational and public purposes, including the municipal Aliante Golf Club, parks, more than 20 miles of trails, and an arroyo. Plans also call for three schools and about 100 acres of commercial development.

An information center is open daily from 10 a.m. to 6 p.m.

To visit, take U.S. Highway 95 to the Interstate 215 east exit. Proceed to the Aliante Parkway exit then go south.
