Buyers appreciate Aliante's neighborhood design, plans



When Chelsea Riess and Douglas Gaines set out to purchase a new home, they considered several areas of the valley. As a real estate agent, Riess was familiar with the Aliante master-planned community in North Las Vegas, so they included it on their list of places to visit.

"We had watched Aliante develop over the last two years and were pleased with what we saw happening," she said.

The couple chose a 1750 design at D.R. Horton's Cove neighborhood. The single-story, 1,750-square-foot home features an open design with four bedrooms, two baths and an optional Nevada room.

"We immediately liked the gated privacy and the all-single-story design of the Cove, and felt that the elevations and floor plans had a lot of character," Riess said. "We were also impressed by the larger size of the home sites, the included features built into each home and the numerous opportunities buyers have to customize their floor plans.

"The 1750 design was our favorite because of the open kitchen and great room concept, which will be great for entertaining."

The community's amenities also appealed to the couple.

"The Aliante master plan includes everything you could want in a community, including the golf course, parks, trails and other open space areas," Riess said. "We feel very good about our choice of builder and community."

Encompassing 1,905 acres, the community has an all-ages and age-qualified village, Sun City Aliante. It will comprise as many as 7,500 homes.

Homes are priced from the high $100,000s to the high $600,000s. Builders include Astoria Homes, Del Webb, KB Home, Lennar, Meritage Homes, Pardee Homes, Pulte Homes and US Home.

Nearly 430 acres are designated for recreational and public purposes including the public golf course, the 20-acre Nature Discovery Park; more than 20 miles of trails, and an arroyo. Plans also call for two elementary schools and a middle school.

About 100 acres are allocated for commercial development, including retail and business centers, restaurants, and a 40-acre resort with gaming.

Aliante is a development of North Valley Enterprises, an affiliate of American Nevada Co. and Del Webb.

An information center is open daily from 10 a.m. to 6 p.m.

To visit, take U.S. Highway 95 to the Interstate 215 east exit. Take I-215 east to Aliante Parkway and head south.
