Closeout nears at Siena village

New-home sales are near an end at Siena, an age-qualified village within Summerlin.

"For those home buyers who are looking to find the exact home to fit their lifestyle at Siena, we are urging them not to wait any longer," sales executive Jimmy Jones said. "Our inventory is rapidly decreasing, and the day is fast approaching when we will have no new homes left in this magnificent community for buyers to customize.

"We are currently offering some great buyer incentives, and many of our new homes can be available within 30 days. In addition, we also have model homes with fabulous upgrades available on builder closeout and ready for immediate move-in."

Six Italian-themed collections are available, and offer floor plans ranging from 1,040 to 3,200 square feet. Prices start from the $400,000s to $1 million.

The 665-acre village in the southwestern Las Vegas Valley is built around the Siena Golf Club, an 18-hole public course that is open to all ages. Siena residents receive special rates and preferred tee times. Complementing the course is a clubhouse with an Italian-themed restaurant and bar with indoor and outdoor seating. A pro shop is also open.

"The beautiful Siena Golf Club provides the perfect setting for our community with its undulating greens, white sand bunkers, six lakes and cascading waterfalls," Jones said.

The golf club is accessed just outside Siena's guard-gated entry.

The village also features a community center, as well as a health and fitness facility.

"The community center is a place for residents to expand and showcase their talents and to share their hobbies and interests with each other," Jones said. "As our community continues to grow, so too do the social interests of our residents. At Siena, our residents dictate what clubs, classes and activities are offered, and the community center is able to accommodate almost any activity our residents would like to organize."

At 38,000 square feet, the social center houses a ballroom that hosts special events such as theater productions and art showings. Also included is a computer lab, sewing and quilting center, music room, library, game rooms, and an area for fine arts and ceramics. An activities staff is on-site.

"The health and fitness center is one of the most popular community amenities with our residents," Jones added. "Always bustling with activity, the center offers numerous exercise and fitness classes in addition to a number of clubs that regularly meet to participate in activities such as tennis and bocce."

The Tuscan-themed facility measures 15,900 square feet, and includes an indoor pool, spa and two-story windows that overlook the golf course, outdoor pool and spa, and lighted tennis and bocce courts. Additional amenities include the latest cardiovascular and weight-training equipment, an exercise room, private saunas and steam rooms, a beauty salon and day spa.

To visit, take Flamingo Road or the Las Vegas Beltway west to Town Center Drive, head south to Siena Monte Avenue and turn left.

The sales office is open daily from 9 a.m. to 5 p.m.
