Variety key element of Summerlin



Thirty-seven neighborhoods and 175 model homes are open in Summerlin, a master-planned community being developed by The Howard Hughes Corp. along the western edge of the valley.

There are currently 65,000 residents, according to Daniel C. Van Epp, president of Hughes Corp.

"They represent different backgrounds, cultures, income levels and ages," Van Epp said. "From Summerlin's inception, we have strived to integrate community diversity throughout, evident in everything from homes, schools and houses of worship to the variety of recreational amenities such as parks, trails and golf courses."

Since development started in 1990, 16 residential villages, 10 worship centers, 17 public and private schools, eight day-care centers, eight golf courses, 105 miles of walking trails, 100-plus neighborhood and village parks, and multiple office and retail centers have been completed.

"The various amenities complement the diverse lifestyles of our residents," said Van Epp, noting that the residential options are diverse as well. "Summerlin offers a wide breadth of product, from condominiums to multimillion dollar luxury estates. The community is designed to accommodate a diversity of residents, from first-time home buyers to retiring seniors."

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom-home sites from one-half acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartment homes offer monthly rents starting from the high $700s.

Eventually, Summerlin will feature 30 villages, each focused around a major park or golf course in addition to several smaller neighborhood parks and trails.

Summerlin was named 2002 New Community of the Year by the Urban Land Institute, and has ranked as the nation's best-selling master-planned community for nine of the past 10 years, according to independent surveys.

To visit the home finding center, travel west on Sahara Avenue past Hualapai Way to Town Center Drive and turn north. Or, take Interstate 215 to Sahara and head east to Town Center.

The office is open from 10 a.m. to 5 p.m. daily.
