Seven Hills construction nearly complete
Those looking for a new home or custom-home site should visit the Seven Hills community in Henderson during its final phase of development, according to Dan Naef, vice president of community development for Silver Canyon Partnership. The community's last production-home neighborhoods are under construction and most are in the close-out phase. "This is, without a doubt, the final opportunity buyers have to purchase a brand-new home in the Seven Hills community," Naef said. "However, the good news is that buyers can still choose from an excellent selection of home designs and home sites, including some opportunities for timely move-ins." Developed by Silver Canyon Partnership in the foothills of Black Mountain, the community will comprise more than 3,000 homes in 25 neighborhoods, including an estimated 300 custom homes. Neighborhoods open for sales are Renaissance by Pardee Homes, Palazzo Monte by US Home, Encore at Palatine Hill by Richmond American Homes, Villa Villagio by Astoria Homes, and Meridiana by Trident Homes. Renaissance is a gated neighborhood priced from the mid-$350,000s. Single-story floor plans ranging from about 2,700 to 2,800 square feet offer three bedrooms and a den or optional suite, or as many as four bedrooms. The three two-story designs range from 3,700 to 4,600 square feet with as many as seven bedrooms, including one plan with a downstairs owner suite. Priced from the low $300,000s, homes at the gated Palazzo Monte neighborhood range from 2,550 to 4,500 square feet and offer as many as five bedrooms and a loft. One home is available at the gated Encore at Palatine Hill. The 2,732-square-foot Lanier design can be ready for move-in by February 2003 and features three bedrooms, including an extended master suite with a fireplace, plus a master suite retreat and a loft. It is priced at $396,265. Four one- and two-story plans are offered at Villa Villagio, a gated neighborhood priced from the mid-$200,000s. They range from 2,584 to 3,932 square feet and offer as many as five bedrooms. One home, the Villa IV design, remains at Meridiana. The 2,568-square-foot home can be ready for occupancy within 30 days and features three bedrooms, a den, and choice of flooring and counter tops. It is priced at $342,965. Custom-home sites are available in the neighborhoods of Venezia and Terracina by Silver Canyon Partnership, and Corcovado and Portofino Custom Homesites by Nevastar Investment Corp. The majority of custom lots are located in guard-gated neighborhoods with golf course, city and mountain views. They measure up to about an acre and are priced from the $170,000s to more than $1 million. About one-third of the community's acreage is dedicated to open space, and most of the neighborhoods adjoin parks and walkways. The parks variously feature basketball and tennis courts, soccer and baseball fields, volleyball quads, and playgrounds. To visit the community's sales and information pavilion, take St. Rose Parkway to Seven Hills Drive, which is one mile west of Eastern Avenue, and go south. The sales center is open daily from 10 a.m. to 5 p.m.
