Juhl adds glimmer to downtown LV

Mixed-use gem brings sparkle to infill parcel

Juhl, a 15-story mid-rise, mixed-use complex located in downtown Las Vegas, has opened its doors to overwhelming demand, according to Rich Gustafson, president of CityMark Development. Within weeks, nearly 90 percent of the first release of contemporary urban lofts has been reserved.

"Demand has been strong because home shoppers are captivated by Juhl's distinct architecture, customizing floor plans and proximity to downtown's chic boutiques, clubs and galleries," Gustafson said.

The 341 residential units, anchored by a 15-story tower, will feature more than 100 floor plans throughout five buildings of varying heights and facades. The design calls for walk-ups, mid- and high-rise condominiums, lofts and live-work units. They range from 600 to 2,500 square feet.

Interiors include variable floor-plan configurations, floor-to-ceiling windows, private balconies, exposed mechanical and concrete surfaces, energy-efficient air conditioning and heating, and high-speed Internet access. Kitchens come with granite counters, maple cabinetry and stainless steel appliances.

Prices start from the high $200,000s.

Common areas include a two-story fitness center, a landscaped rooftop courtyard with a swimming pool and two spas, a gated parking structure, and 9,000 square feet of retail space.

Designed by architects Martinez + Cutri Corp., the architecture reflects a Mondrian style, while incorporating the subtle beauty of the natural desert landscape.

The project is the latest example of the developer's effort to revitalize urban areas, according to Gustafson. The company's previous projects are in the San Diego area. Juhl is the company's first in Las Vegas.

"We are delighted to be a part of the new, very walkable urban village being created in downtown. With the new Regional Justice Center, the World Market Center and a number of eclectic boutiques and restaurants opening up, the renaissance of downtown is well under way," he said.

Based in San Diego, CityMark creates low-, mid- and high-rise residential properties featuring lofts, townhouses, flats, live-work residences, retail and office space.

To visit the information studio, take Interstate 15 to Charleston Boulevard, head east to Grand Central Parkway, go north to Bonneville Avenue and head east to 255 E. Bonneville Ave. The studio is open from 10 a.m. to 5 p.m. daily except Monday, when it opens at noon.
