Turnberry provides elevated Strip living



A Strip location, spectacular views, luxury amenities and security are at the top of many buyers' wish lists when shopping in Las Vegas for a high-rise condominium, according to John Riordan, Turnberry Ltd. senior vice president.

Turnberry Towers fulfills those wishes with the additional amenities of electronic concierge systems, limousine service and private clubs with dining and spa facilities.

"Timing is another factor when deciding whether to purchase a high-rise residence," Riordan said. "More people are planning for their future and are buying a second or vacation home that as they age might serve as their primary retirement home."

According to Riordan, high-rise market demographics have changed since Turnberry introduced its signature Las Vegas community Turnberry Place in late 1998.

"We have seen a dramatic growth in the younger market," he said. "When we began sales for Turnberry Place in 1999, the average age was 62. Today, at Turnberry Towers, the average buyer is in his or her 40s."

Turnberry Towers is the third successful high-rise community in Las Vegas for developer Turnberry, Ltd. Turnberry Place is completed and two of the three condominium-hotel towers are completed at The Residences at MGM Grand.

"We came into the Las Vegas market in late 1998 and our success here is based on superior locations, architecture and amenities, but primarily on our experience," Riordan said.

Turnberry Towers, located on Paradise Road and Karen Avenue, will feature 636 residences in two 45-story towers, appealing to both primary and second-home buyers.

"The main difference between Turnberry Place and Turnberry Towers is the size of the residences," Riordan said. "The homes at Turnberry Towers will be smaller and cater a little more to the younger, second home market." Construction is moving rapidly on both 45-story towers and the parking structure.

The West Tower is topped off with completion slated for mid-2007. Completion of the East Tower is slated for spring 2008. The gated community spans 10 acres and each tower will feature a fitness facility, outdoor pool with sundeck, lavish landscaping, tennis, valet and 24-hour security. The Turnberry Towers sales office features a 1,658-square-foot, fully furnished model suite.
