Home sales continue to add up at Siena, Sunrise Colony Co.'s age-qualified community in Summerlin. Roughly 1,200 of a planned 1,980 homes have been sold to date, according to Jimmy Jones, vice president of sales. "This has been a tremendous year for Siena. ... We introduced our Portofino Collection of paired homes and we also released a majority of our prime golf course home sites. In addition, our Siena golf clubhouse made its debut ... and ground was recently broken on our eagerly awaited community center. This year has really been a year of excitement and growth for the whole community," Jones said. "... Now that almost all of the recreational and social amenities are in place, we are seeing an influx of buyers who have been waiting to see how the community would develop. We also are noticing buyers who are purchasing multiple homes within the community. Some are upgrading and some are looking to the future." Due to the popularity of the Portofino Collection, Jones said that some home sites are being remapped to accommodate more of the collection's floor plans. Some of these lots will align the Siena Golf Club. "Since its introduction, we have sold at least 100 homes in our Portofino Collection. Buyers are drawn to the collection because it affords them the opportunity to live in our community and enjoy all of the amenities, but in a home that is slightly smaller and perhaps more convenient for single residents, part-time residents and out-of-town owners," Jones said. The collection comprises four attached floor plans, measuring from 1,040 to 1,378 square feet and priced from $146,900 to $174,900. Each provides a private entry, rear yard with covered patio, finished two-car garage, individual curbside mail service, 8-foot single-entry door, covered porch, built-in appliances and recessed lighting in the kitchen. From today through the end of the year, buyers of golf course lots will receive a golf cart, as well as a tiered incentive credit package, according to Jones. "... The tiered incentive credit package is based on the home-site premium. The purchaser will receive between $2,500 and $6,000, depending on the value of the purchase made," he said. The credits can be applied to golf merchandise, lessons or rounds; food and beverage; massages, manicures, fitness classes, events and personal training; homeowners association dues; and design studio purchases. The clubhouse anchors the community's 18-hole, par-72 golf course. The daily-fee facility is open to golfers of all ages however, Siena residents are given special rates and preferred tee times. Clubhouse amenities include a pro shop and a full-service restaurant. Expected to open next spring, the 39,000-square-foot community center will feature a dome-shaped lobby, lounge and grand ballroom. Additional features will include a cyber café, business center, arts and crafts areas, and card and game rooms. Meantime, an interim social center is open. Complementing these facilities is a health and fitness center. Highlights include a 25-meter indoor pool, as well as an outdoor pool. Also available are spas, tennis and bocce courts, cardiovascular and weight-training equipment, exercise rooms, and saunas and steam rooms. A wellness center overseen by Summerlin Hospital Medical Center, and a full-service beauty salon and day spa are also open. Buyers can choose from six Italian-themed collections of homes offering a combined 18 floor plans. All are single-story designs, and measure from 1,040 to 3,200 square feet. Each plan offers three exterior designs. Select plans offer options such as courtyard fireplaces and casitas with separate entries. Prices start from the $140,000s to the $370,000s, plus home site premiums. Interior designers are on-site to assist buyers, as is the Siena Resale Group, which aids residents in the marketing of their homes. "(This) allows us to better serve all Siena homeowners who are looking to sell their homes," Jones said. "When current Siena homeowners list their home with the Siena Resale Group, they can feel confident their home will be represented in the most professional manner and with every detail in mind."
