Residence, common areas at Aliante fulfill buyer's criteria



Mila Roybal had specific criteria in mind when she began searching for a new home for herself and her two daughters about eight months ago.

"I wanted a nice home, but I also wanted a community that offered all of the conveniences families appreciate having close to home," said Roybal, a human resources professional. "I toured lots of model homes in at least a dozen different communities all over town, but nothing came close to what I found at Aliante. This is a wonderfully designed community with golf, parks, soccer fields, walking and biking trails, and lots of other activities for children. In addition, shopping and other important conveniences are all included in the master plan. I just love the whole concept of it."

She purchased a two-story Tuscan design in KB Home's San Destin Ravello neighborhood in the North Las Vegas community. The home features three bedrooms and 2 1/2 baths; it measures 1,642 square feet.

"I chose the Tuscan model because it's perfect for families, with a very spacious kitchen and a large great room that are equally ideal for entertaining or ordinary day-to-day living," she said. "It is especially convenient to be able to see my children from the kitchen, while they are playing or watching TV in the great room. I was also pleased to be able to choose a home site that is very close to the trail system, which will enable us to enjoy walking and biking throughout the community."

Along with a great lifestyle, Roybal feels that she got an excellent value for her money.

"This community is comparable to the finest in the valley, yet the home prices are very competitive," she said.

Aliante's 1,905 acres will include primary and age-qualified villages with as many as 7,500 homes.

Builders in the primary village are D.R. Horton, KB Home, Pardee Homes and Pulte Homes. Homes ranging from 1,141 to 3,990 square feet are priced from the $130,000s to the $380,000s.

Del Webb is developing the age-qualified Sun City Aliante, which offers single-story homes ranging from 1,155 to 2,105 square feet and priced from the $190,000s to the $270,000s.

Nearly one-quarter of the community is designated for recreational and public purposes including an 18-hole municipal golf course, three city parks, more than 20 miles of trails and linear parks, and an arroyo.

Plans also call for two elementary schools, a middle school, fire station and 100 acres of commercial development, including a 40-acre resort with gaming.

To visit, take U.S. Highway 95 to Centennial Parkway, exit east to Sky Pointe Drive and turn right. Turn right at Frontage Road, then left onto Interstate 215. Exit at Aliante Parkway and go south to the primary village or north to Sun City Aliante.
