Summerlin attracts businesses
Ninety-nine percent of space within Summerlin's eight office parks has been leased, according to Jim Harris, vice president of The Howard Hughes Corp., developer of the community. "A planned community that offers accessibility to restaurants, shopping, golf and other conveniences, along with a large population base, is the new environment of choice for many businesses, and Summerlin is no exception," Harris said. Many companies have moved to Summerlin Centre, the community's emerging town center, while development continues in Howard Hughes Plaza at Hualapai Way and Charleston Boulevard. "Today there are an additional four buildings under construction and three others on the drawing board for this 18-acre business park." An office-condominium project that will house six to 10 businesses in two buildings totalling 25,000 square feet is planned, and will allow small-business owners to purchase their space rather than lease. Also planned is a 72,350-square-foot Class A building with a pub. Construction is slated to start late this year with completion next summer. Larry Brocato, executive vice president and director of Summerlin community development, said each office park is planned to blend with the community's aesthetics. "Building designs, color schemes, landscaping and signage are controlled and consistent throughout the projects to ensure quality," Brocato said. "This has contributed to Summerlin's success of attracting business owners to the area." Summerlin features golf courses, parks, trails, schools, houses of worship, shopping centers, medical facilities and cultural facilities. Single-family homes, townhomes and condominiums are showcased by nearly 120 models. Homes are priced from the high $200,000s to more than $2 million. Custom lots are priced from the $400,000s to more than $1 million. Monthly rents for apartments start in the low $800s.
