Recreational amenities enhance Summerlin

Since the Summerlin master-planned community opened in 1991, nearly 25,000 new homes have been sold, according to Stew Gibbons, executive vice president of The Howard Hughes Corp., which oversees Summerlin development.

"The reason for our success is obvious," he said. "While Summerlin is one of the most attractive places to live in Las Vegas, its beauty is based on smart design that delivers an exceptional quality of life."

The lifestyle is enhanced by outdoor recreational amenities, including a 150-mile trail system of which more than 90 miles are complete.

"The trails not only serve to connect the community, they provide miles of uninterrupted scenery and are great places to walk, run or stroll," Gibbons said.

"More than one-third of the community's acreage is designated as open space, which includes parks, trails, golf courses and natural areas."

Its nearly 100 neighborhood and village parks also provide space for free play and organized sports.

The community's recreational infrastructure includes 4.4 acres of recreational space per 1,000 residents, as compared to the Clark County/Las Vegas standard of 1.1 acres per 1,000 residents, according to Gibbons.

The developer has also taken steps to help limit the impact from the new beltway that stretches 8 miles through Summerlin. Howard Hughes Corp. contributed more than $58 million to Clark County in the form of rights of way, land values and excavation services.

"Protecting residents' investments in their homes is a top priority for us," Gibbons said.

Summerlin is being built as a series of villages. In addition to the parks and trails, the community has eight golf courses, 16 schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and nearly 100 model homes.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000.

Custom lots measuring from one-third acre to three-quarters of an acre are priced from the $400,000s to more than $1 million, and predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the high $700s.

To visit the community's home finding center, travel west on Sahara Avenue, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to Sahara.

The center is open daily from 10 a.m. to 6 p.m.
