U.S. Home neighborhoods offer presale pricing



U.S. Home is offering presale prices at two new neighborhoods, Aberdeen and Steeplechase, according to Vicki Zoot, vice president of sales and marketing. Both properties feature the builder's Laureate Series designs and gated entries.

Temporary sales offices are open at both neighborhoods from 9 a.m. to 5:30 p.m. daily except Monday, when they open at 11 a.m.

"The two communities generated so many inquiries that we have decided to accelerate our building schedule and begin presales during model home construction," Zoot said.

The builder recently completed models at another neighborhood, Torrey Pines Ranch, which is located near Steeplechase in the northwestern valley. Like Steeplechase, the neighborhood offers Laureate home designs on half-acre sites.

"Buyers are looking for larger homes, particularly large single-level designs, and for the larger home sites offered at Torrey Pines Ranch and Steeplechase," Zoot said.

The single-level designs range from 2,550 to 3,900 square feet and feature designs from the builder's Scottsdale, Ariz., neighborhoods.

"Scottsdale most closely resembles Las Vegas in both climate and home design, so we often collaborate with our Arizona division when we are looking at new home design concepts," Zoot said.

All of the plans feature 12-foot ceilings and 8-foot doorways. Each home also offers many interior design options and expansions.

The Camelback model ranges from 3,719 to 3,900 square feet with two to five bedrooms. It includes a porch, a foyer with pillars, formal dining and living areas, a great room, island kitchen, den or study, and rear patio. The family room features an angled wall with windows and entertainment niches. A fireplace is optional. The home also has a pantry, utility room and three-car garage.

Floor-plan options include a hobby room or study, an extended garage, four pantry designs and two wet bar options.

The owner suite features a walk-in closet, dual sinks, a vanity area, and separate shower and tub.

Through the end of May, the builder is offering a spa tub in place of the garden tub and built-in garage shelves at no additional cost.

"You can detail these homes on a budget or you can go all the way and personalize almost every aspect of the home's interior design features to create your dream home. It's that design flexibility offered by U.S. Home that our buyers really find compelling," Zoot said.

Steeplechase and Torrey Pines Ranch also offer four two-story designs. These homes offer features such as portico entries or 19-foot ceilings. They range from 3,077 to 4,500 square feet.

Steeplechase is located on Jones Boulevard and Grand Teton Drive. Torrey Pines Ranch is located just west of Jones Boulevard on Azure Drive. Homes in both neighborhoods are priced from the mid-$200,000s.

Aberdeen, which is located in the southwestern valley at Southern Highlands, offers four home designs. The single- and two-story homes range from 2,550 to 4,500 square feet. Standard amenities include granite counters, ceramic-tile entries and three-car garages. The homes are priced from the mid-$200,000s.

Additional gated neighborhoods by the builder include Carriage Hills in the southeastern valley, priced from the $200,000s, and Palazzo Monte in Seven Hills with hillside home sites and prices starting from the high $200,000s.

Nongated communities include Palomino Canyon, near Durango Drive and Interstate 215 priced from the $150,000s; Stillwater Canyon at Fort Apache Road and Tropicana Avenue, priced from the $200,000s; and Copperfield at Jones Boulevard and Azure Drive, priced from the $190,000s.
