Summerlin posts record new-home salesSPECIAL TO REAL ESTATE
April was a strong month for new-home sales in Summerlin, the master-planned community that aligns the western edge of the Las Vegas Valley. Record sales were posted that month for two consecutive weeks. The week of April 21 saw 108 sales, eclipsing last year's weekly record of 102 and a record for 2003. During the week of April 28, there were 117 new sales -- an all-time weekly record within the community. The previous record was 114 new sales in May 2001. "The fact that Summerlin is breaking its own records within two consecutive weeks is testament of the community's continuing strength and appeal to the home-buying market," said Larry Brocato, executive vice president of The Howard Hughes Corp., developer of Summerlin. "No longer just a vision or a promise, the top-quality Summerlin lifestyle has been a reality for more than a decade. Home buyers appreciate all Summerlin offers as a mature and thriving community. Nonetheless, Summerlin's ongoing success during a time of economic uncertainty is both impressive and remarkable." Summerlin is 12 years into its 25-year buildout. Brocato credits the community's success to several factors, including its location at the foot of the Spring Mountain Range and adjacency to the Red Rock Canyon National Conservation Area. Social infrastructure also plays a role, he said, as a full calendar of events and activities are planned exclusively for residents by the Summerlin Council, the nonprofit arm of the Summerlin Community Association. Another factor is the community's recreational, cultural and educational amenities, which are complemented by a variety of housing options and prices. "At the outset, Summerlin was designed as a multi-generational community," Brocato said. "It continues to evolve as a place to call home for residents of all ages, incomes and interests. "Buying a house in Summerlin is a package deal that comes with much more than just the physical structure of a home." The community is comprised of villages, offering single-family homes, townhomes and condominiums priced from the mid-$100,000s to more than $700,000. Nearly 150 model homes are open. Custom-home sites in The Ridges are priced from the $500,000s to more than $1 million, while predesigned custom homes are priced from $2.1 million. Apartments offer monthly rents starting from the high $700s. Home to 105 neighborhood and village parks, Summerlin features eight golf courses; a 105-mile trail system; baseball, softball and soccer fields; tennis and basketball courts; and playgrounds. It also features 18 schools, houses of worship, shopping centers, medical facilities, cultural facilities and business parks. To visit the home finding center, travel west on Sahara Avenue, past Hualapai Way, to Town Center Drive and turn north. Or, take Interstate 215 to Sahara, head east to Town Center and turn north. The center is open Thursday through Monday from 9 a.m. to 5 p.m. Community maps are available outside the center on Tuesday and Wednesday.
