California resident chooses Borgata for second investment property








Tom Dipasquale, a California resident, decided to purchase a second investment property in Las Vegas. After touring five communities in the valley, he decided that Borgata, a condominium complex in the southwestern Las Vegas Valley, would make the best investment property.

"After looking at five different communities I chose to buy at Borgata. It just seemed like a great place and I'm very happy with my purchase. I think you get a nice home for a good value and it's a great investment for me," Dipasquale said.

He purchased the Callisto floor plan that has 947 square feet and includes two bedrooms and two baths. The Callisto has walk-in closets in each bedroom, and offers two balcony or patio areas. One is located off the living room and the other is off the second bedroom. The home also has a separate dining area.

"The models at Borgata were all so nicely designed and really beautiful. They made me want to move in there myself. I really liked the stainless steel appliances, granite counter tops and the crown molding accent. I decided on the Callisto floor plan because I think it was really priced right," Dipasquale said.

There are three other floor plans offered at the complex. The Ambrose floor plan has 717 square feet and includes one bedroom and one bath. The Geneva plan offers 994 square feet that includes two bedrooms and two baths. The Marcellus plan is 1,170 square feet and includes three bedrooms and two baths. The community features a Mediterranean-style design. Prices at Borgata start in the mid-$100,000s.

Standard interior features in all plans include crown molding, tile entry, washer and dryer, storage area, window blinds throughout, walk-in closets in each bedroom, and four-inch baseboards.

Kitchens feature raised-panel cabinets, wine racks, brushed-nickel fixtures and hardware, granite counter tops, and stainless steel appliances.

All homes have a private terrace. Select plans offer tile flooring.

"There were a couple of things that I really liked about what the community offers at Borgata. The clubhouse is great, there's a really nice pool there, and I also liked the theater that's inside the clubhouse. It has a lot of nice things to offer the residents," Dipasquale said.

Other amenities at the complex include a courtyard, clubhouse with a lounge and mini theater room, barbecue areas throughout the community, fitness center, resort-style pools and spas, and a business center.

The grounds feature mature landscaping, palm trees and water features.

The complex is a gated community and all homeowners get assigned covered parking.

"What I like about the area the community is in is that it's close to the Strip and it's surrounded by a lot of building that's taking place. There are a lot of new things going into the area and I like how the streets are new and wide," added Dipasquale.

Borgata is located at 4400 S. Jones Blvd., between Tropicana Avenue and Flamingo Road. The sales office is open from 10 a.m. to 6 p.m. daily.
