juhl draws suburbanites downtown

SPECIAL TO REAL ESTATE

Jim and Iris Stone live in the suburbs of Las Vegas, but spend many Friday evenings in the city's downtown area enjoying the art festivals and nostalgia of the urban lifestyle that reminds them of their days living in New York City.

With thoughts of convenience, downsizing, and the growth and excitement of downtown, they purchased a two-bedroom residence at juhl, CityMark Development's new mid-rise, mixed-use project at Fourth Street and Bonneville Avenue.

"We have been extremely impressed with the development of downtown Las Vegas over these past few years," Jim Stone said.

"We were ready for a change in lifestyle and discovered juhl, with its great location, multi-level design and loft styling. Although there were other opportunities available, we chose juhl for its personality and the lifestyle it will offer us. The scale of the buildings is appealing as are the floor plans with their high ceilings and loft layouts."

More than 100 floor plans range from 600 to 2,500 square feet with both one- and two-story designs in buildings of varying heights and facades. Live/work lofts, mid- and high-rise lofts, townhouses, flats and penthouses are available. The interiors may be customized with optional walls to meet the needs of each home buyer.

Prices start in the mid-$200,000s.

The lofts feature 10-foot floor-to-ceiling windows, exposed mechanical and concrete surfaces, energy-efficient air conditioning and heating, high-speed Internet access, Grohe plumbing fixtures, kitchens with granite counters, maple cabinetry, stainless steel appliances, and private balconies.

Plans for the buildings' common areas include a two-story fitness center, a landscaped rooftop courtyard with a pool and spa, a gated parking structure, and 24,000 square feet of retail space. The property is within walking distance of several downtown attractions, including restaurants, galleries and night spots.

Developer CityMark has built several urban dwelling projects in San Diego, and juhl is the company's first venture in Las Vegas.

Sales contracts are under way.

To visit, take Interstate 15 to Charleston Boulevard and head east to Grand Central Parkway, then head north to Bonneville and go east to 255 E. Bonneville Ave.

The information studio is open from 10 a.m. to 5 p.m. daily and from noon to 5 p.m. on Mondays.
