Sullivan Square mixed-rise debuts live/work spaces

Traditional brownstone and resident work-loft floor plans released

Sullivan Square has unveiled two new urban living designs in its southwestern Las Vegas development. Adding to the high-rise tower residences available for sale in Madison Tower I, Sullivan Square has released live/work spaces and traditional brownstones for reservation.

"Sullivan Square is a neighborhood that celebrates and welcomes diversity," said Paul K. Chung, project manager for Glen, Smith & Glen Development, the projects developer. "With several options for living at various price points, Sullivan Square will attract residents from all walks of life.

"The live/work spaces available at Sullivan Square are inspired by and can be found in major cities across the country," Chung said. "Residents of the live/work spaces will be situated above the retail stores on market street, such as the coffee shop or bakery and will have direct street access to the heart of the community."

Floor plans for the newly released designs will range from 500 to 2,000 square feet. Prices start in the mid-$300,000s.

Interiors will include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian designed cabinetry in the kitchen and baths. "Residents may also opt to purchase the retail space below their living quarters for retail use -- expanding upon the 25 shops and services currently planned for our market street," Chung said.

Traditional brownstone designs are also available for reservation. Mirroring historic-urban architecture, the three-story brownstones will offer fireplaces, hardwood floors and footed tubs. To further complement the project's urban-square concept, each brownstone will feature its own distinctive front stoop.

Brownstone designs will range from 1,700 to 1,900 square feet over three floors. Prices begin in the low $1 millions. "With only 40 to 50 brownstones planned for the entire project, these traditional brownstones have a level of exclusivity," Chung said. "Their interiors will match the price point, offering luxurious living to the residents."

Direct access to and from the parking garage and the second level of homes is a feature planned for both the live/work spaces and the brownstone designs.

In addition to the new homes available for reservation, the mixed-use development continues to offer more than 20 floor plans in Madison Tower I, which has already sold half its 160 units, according to the developer.

Residences range from 590 to more than 2,000 square feet, with prices ranging from the high $300,000s to $1.7 million. As many as 1,300 residences will consists of high-rise towers, live/work spaces and traditional brownstones. There are plans for terraced condominiums. Chicago-style lofts and townhomes, a total of six options for urban living.

Located at Sunset Road and Durango Drive just off Interstate 215, the Las Vegas Beltway, the project is situated among the emerging West Village of 400-acres zoned for high-density, mixed-use development.

The sales center is located at 8930 Spanish Ridge Ave. and open daily from 10 a.m. to 6 p.m. To visit from the Las Vegas Beltway, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.

The project is being co-developed by Glen, Smith & Glen Development and Harcourt Developments. Glen, Smith & Glen Development is a Las Vegas-based commercial and residential development firm and Harcourt Developments is a Dublin, Ireland-based international property development, investment and management company. Harcourt Developments has financed 100 percent of the project's building costs.
