Kingwood Crossing offers buyer incentives






Just a few opportunities remain for home buyers to take advantage of William Lyon Homes' $60,000 flexible incentive at Kingwood Crossing in Summerlin's The Vistas Village, according to sales agent Vicky Petsch.

"Most people are already in the moving mindset when they tour our models," Petsch said. "They experience the floor plans, see the nearby conveniences and want to call Kingwood Crossing home. Our incentive allows them to do that and save an unbelievable amount of money in the transaction."

Under the program, qualified buyers receive the $60,000 flexible incentive on select homes available for immediate move-ins when they use the builder's preferred lender, according to Petsch.

The incentive can be deducted from the home price, applied toward closing costs or used to buy down mortgage interest rates. Buyers can also opt to combine incentive uses, she said.

The incentive is offered on two homes. Both are available for immediate move-ins.

Plan Two is a 2,157-square-foot, single-story home with three bedrooms, 2 1/2 baths, two-car garage, formal dining room and covered entry. The great- room layout offers kitchen with pantry and island workstation with expanded countertop seating. Twin baths connect the secondary bedrooms. The home is priced in the upper $400,000s.

Plan four is a 2,737-square-foot design, priced in the mid-$500,000s. The home includes four bedrooms, 3 1/2 baths, three-car garage, covered back patio, family room and second-floor laundry room. The kitchen features a walk-in pantry.

Granite countertops, upgraded cabinetry, stainless-steel appliances and medallion floor designs at the entries are included highlights.

The builder is offering two additional incentive programs at its Kingwood Crossing neighborhood. Those programs include a $15,000 incentive on select homes available for 30-day move-ins and a $10,000 incentive on homes available for purchase in the neighborhood's newest phase, according to Petsch.

Single and two-story designs range from 1,948 to 2,934 square feet with up to five bedrooms and two- or three-car garage. Homes feature an island- kitchen design with great-room layout and flexible room options including loft areas and dens, depending on floor plan. Prices start in the low $400,000s.

Standard features include custom-recessed lighting, raised-panel interior doors, walk-in closet at the master suite and fireplace in the family room or great room. Master bath highlights include oval garden tub with cultured marble surround, and sit-down vanity. Ultra low-flow shower heads and low-e windows are standard. Select floor plans offer under-stairway storage and coffered ceilings.

The Vistas is planned to have three community parks, shopping, services and a public elementary school.

To visit, take Interstate 215, the Las Vegas Beltway, to Charleston Boulevard and exit west. Turn right on Vista Center Drive, right on Vista Park Drive and right on Crown Forest.
