Location draws buyers to The Residences



Buyers choose The Residences at MGM Grand because the luxury condominium-hotel provides a private residence along the Strip, according to Dan Riordan, sales director for the Turnberry Associates and MGM Grand joint project.

"The Residences appeals to our buyers for a variety of reasons, but one of the top is our prime location in walking distance from the famed Las Vegas Strip," Riordan said. "Not only will residents have convenient access to some of the country's best entertainment, dining and shopping, they will be connected via an enclosed moving walkway to one of the world's most renowned hotel-casinos, the MGM Grand."

Located on the northeast corner of the megaresort's 116-acre property, the project combines the exclusivity of a condominium development with the luxury amenities of the Las Vegas Strip's largest hotel.

"Turnberry and MGM Grand teamed up to provide an amenity-rich, low-maintenance lifestyle and the response has exceeded expectations," Riordan said.

Studio, and one- and two-bedroom residences are available. Prices start from the $600,000s to more than $2.5 million. The first two towers are sold out; sales for the third are under way.

"Many find the two-bedroom combination suite most appealing because the extra space comes in handy for visiting family and friends," Riordan said.

All suites come fully furnished from linens to tableware, and feature several interior amenities.

Highlights include crown moldings, raised-panel doors and high-speed voice/data connectivity.

Other amenities include granite counter tops, Snaidero kitchen cabinetry, private owners' closets, Sub-Zero refrigerators, Miele appliances, baths that include spa tubs, as well as ultra-thin flat screen HDTVs.

Each tower will feature 24-hour front desk and concierge services, in-suite dining and a guarded entrance. Also on-site will be fitness centers and swimming pools. Residents also have access to the amenities of the resort.

All three towers are under construction with completion of the first tower slated for May.

A sales office features a model of a two-bedroom residence. It is open daily from 9 a.m. to 7 p.m. in MGM Grand's Studio Walk.
