Pardee releases new phase in Aliante master-planned community
Select final home sites, backing the arroyo within the Aliante master-planned community in North Las Vegas, were recently released at Springdale, one of two gated neighborhoods being constructed by Pardee Homes.
Four of the seven newly offered home sites are situated against the arroyo's open space, featuring natural vegetation.

"We've had some people who have been interested in specific home sites along the arroyo," said Pardee Homes sales agent Jason Kerrigan.
"With Aliante well on its way toward completion, opportunities to live along this natural corridor are in demand. We expect this release will sell very quickly."
Both Springdale and Autumn Ridge, are about 60 percent near completion. Bordering Nature Discovery Park and the Aliante Library, Autumn Ridge offers a selection of expansive home sites, including one measuring 9,630 square feet.
"Even our standard home sites measure approximately 7,150 square feet," Kerrigan said, "which is plenty of space for a swimming pool with room left over for the family to entertain or play."
Representatives from both neighborhoods said special financing programs are available on selected homes for a limited time.
Selected homes can also be available for move-in within as little as 30 days at both neighborhoods. Several come with upgraded flooring and bath fixtures.
The four floor plans at Springdale range from 1,990 to 3,314 square feet within their standard home configurations.
Several room options are available, including extra bedrooms and baths, bonus room, balconies and decks. There is also a choice of four elevations per plan.
At Autumn Ridge, floor plans range from 2,445 to 4,522 square feet in their standard layouts. Home designs also offer various room options and a choice of elevations.
Prices start from $323,950 at Springdale and $364,950 at Autumn Ridge.
Developed by North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes, the master-planned community encompasses more than 1,900 acres.
At build-out, the community will consist of as many as 7,500 homes, with an anticipated population of 20,000.
Home builders include Astoria Homes, Del Webb, KB Home, Lennar, Pardee Homes and Pulte Homes.
Homes prices range from the upper $100,000s to the upper $600,000s.
In addition, Del Webb is building the age-qualified Sun City Aliante community.
Bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street, nearly 428 acres are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks and an arroyo.
Proposed plans include two Clark County School District elementary schools and a middle school.
The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in August 2005.
The community houses its own fire station and the Aliante Library.
As many as 100 acres are allocated for commercial development, including shopping, dining and professional services.
The development will break ground this year for the Aliante Station hotel and casino.
The resort will be located on a 40-acre parcel at the northeast corner of Interstate 215, the Las Vegas Beltway, and Aliante Parkway.
To visit the master-planned community, and the Springdale and Autumn Ridge neighborhoods, take U.S. Highway 95 north to the I-215 east exit. Head east on the I-215, exit at Aliante Parkway and proceed south. Models and sales offices are open from 10 a.m. to 5 p.m. daily.
