Buyers choose Cheyenne for lower utility bills



Doreen and Johnny Carbone saw the energy-efficiency package available at Pardee's Cheyenne neighborhood and immediately purchased a home there.

The Carbones, both airline employees, believe they will save on utility bills at their new home, located within the builder's Shadow Mountain Ranch community.

"We are not planning to sell this house in a couple of years to make a quick profit," Johnny Carbone said. "We want this to be our family's home for many, many years."

The homes feature low-emissivity windows, high-performance heating and cooling systems, and tightly sealed air ducts. All features help earn the Energy Star seal.

"We are new to Las Vegas, but we have traveled in the Southwest," Doreen Carbone said. "We knew about the Energy Star program and that it would be absolutely necessary for comfortable living in the desert. We were planning to get low-e windows anyway. When we heard Pardee was going to make the entire ComfortWise energy-saving package standard for the next phase of homes at Cheyenne, that was a deciding factor."

The couple searched for two years, and finally selected Cheyenne's Plan Four, which measures 2,422 square feet with three bedrooms, 2 1/2 baths and a den. It also has a three-car garage. The home is priced from $197,450.

"We think the exterior looks grand, and we like the fact that you can see the whole great room when you walk in. This will be a great place to have parties and family gatherings," Johnny Carbone said. "We love everything about it, and many items that are upgrade options in other homes are standard here."

The neighborhood offers four one-and two-story designs that feature family rooms, island kitchens and owner suites. Measuring 1,383 to 2,422 square feet, the homes include as many as four bedrooms and three baths with a bonus room and a three-car garage. Prices range from $155,950 to $197,950.

To visit, take Tropicana Avenue to Grand Canyon Drive and go south. Models are open from 10 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.

Since 1952, Pardee has built homes for more than 25,000 families in Southern Nevada.
