ANC expands commercial portfolioSPECIAL TO REAL ESTATE
Many real estate-related businesses have set up shop in office properties developed by American Nevada Co. This is especially evident in Green Valley Corporate Center and Green Valley Corporate Center South near Green Valley Parkway and Interstate 215 in Henderson. Among the tenants are civil engineers, land planners, developers, architects, builders, contractors, title companies, mortgage lenders and real estate brokers. "We were one of the first businesses to move into Green Valley Corporate Center, and that was long before Interstate 215 came through," said Tim McKenna of Keller Williams Realty. "I knew this was where the growth was going, and I knew things would only get better when the beltway arrived. Since the completion of the beltway to U.S. Highway 95, the location value has far surpassed our original expectations." Guy Amato, vice president of Nevada Title Co., agreed. "We took a serious look at all of our Southern Nevada office locations two years ago, and there was no doubt that we would be renewing our lease in Green Valley Corporate Center," Amato said. "We're not a company that tends to have a lot of office locations, but strategic locations, and Green Valley Corporate Center works perfectly for us." There are 18 buildings completed in Green Valley Corporate Center with occupancy at 96 percent. A three-story, 68,000-square-foot, class A building under construction is scheduled to open this spring. Green Valley Corporate Center South is located south of the beltway, where American Nevada Co. is negotiating leases for two new single-story buildings. The buildings encompass 114,000 square feet at 2470 and 2490 Paseo Verde Parkway. The center is located within a 160-acre mixed-use facility that is the site of the future Shops at Green Valley Ranch. Development plans in the area include a 40-acre site at the southeast corner of Green Valley Parkway and Interstate 215, where American Nevada has entitlements to develop as much as 600,000 square feet of office space. The company specializes in the design and development of master-planned communities and commercial properties. In addition to being master developer of Green Valley and Green Valley Ranch, American Nevada, through its affiliates, is also a partner in Silver Canyon Partnership, developer of the Seven Hills community; and the managing member of North Valley Enterprises, the developer of Aliante.
