ONGOING DEVELOPMENT: Southeastern Sagewood

Sagewood is Pardee Homes' newest neighborhood in Rancho Las Palmas, a southeastern valley community that welcomed its first residents about 15 years ago. Since then, it has become home to more than 2,000 families in nearly a dozen neighborhoods.

"Just as Pardee intended in 1986, Rancho Las Palmas has become a viable stand-alone community with every accommodation necessary for comfortable family living," sales executive Ray Landry said.

"That's why Rancho Las Palmas was designed ... to encompass amenities such as the John R. Beatty Elementary School and the adjoining 8-acre multi-purpose Hidden Palms Park and ball field families enjoy today."

Situated on a 600-acre parcel, Rancho Las Palmas also features three recreation centers with three swimming pools, four tennis courts, a playground, volleyball courts, jogging paths, a basketball court, and a barbecue and picnic area.

Sagewood adds five single- and two-story floor plans to the community. They range from 1,383 to 2,557 square feet with as many as five bedrooms, three baths and a three-car garage, and are priced from the mid-$140,000s to the mid-$180,000s.

The homes include volume ceilings, ceramic-tile or wood entry flooring, six-panel interior doors, and cultured-marble counter tops in secondary baths. One plan offers an upstairs laundry room and linen closet plus a downstairs guest bedroom with a bath.

Owner suite amenities include a walk-in closet, dual-sink vanity, enclosed toilet, and separate tub and shower in some plans.

Kitchens are equipped with ceramic-tile counter tops, oak cabinetry with finished interiors, appliances, and preparation islands in some homes.

When Sagewood is complete, there will be about 125 acres remaining to be developed in Rancho Las Palmas. Pardee plans an additional 575 homes by buildout, which is expected in 2005. At that time, Landry said there will be about 3,000 families living in 13 neighborhoods.

In addition to Sagewood, Rancho Las Palmas is home to the neighborhoods of Marbella, Barcelona, Castile, Las Flores, El Encanto, Crest Ridge, San Marin, Bermuda Greens, Serenade and Crystal Bend.

To visit the community, take Interstate 215 to Windmill Lane and go west. Proceed to Bermuda Road, turn left and follow the signs.

The sales office and model homes are open from 10 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.
