Buyers to realize dream with live-work unit at mid-rise project in downtown Las Vegas

Geri and Michael Delrosario say their recent purchase of a live-work shopkeeper loft at juhl, CityMark Development's mid-rise project in downtown Las Vegas, represents the pursuit of a dream.
The enterprising couple plan to open a coffee house below their loft home. With the convenience of upstairs from their business, the family is ready for the excitement of urban living.

"This is our dream," said Geri Delrosario, a local real estate agent and entrepreneur. "We're excited because juhl has the perfect set up for us to start our new business. My husband and I love the downtown market and are thrilled with the style of the building. We were also sold on CityMark's reputation and the work they have completed on other residential loft projects in San Diego."
Located at the corner of Bonneville Avenue and Fourth Street, the development is situated across the street from the new Regional Justice Center and is a short walk from restaurants, casinos, galleries, night spots, courthouses and law offices. The Delrosarios expect the surrounding businesses will provide their customer base.
The family, which includes two young children, also purchased a loft that will provide them with direct access to their new business.
"I'm looking forward to making this loft our home," Geri Delrosario said. "It's going to be fun and cozy and certain to bring our family closer together."
The development features more than 100 one- and two-bedroom floor plans, ranging from 600 to 2,500 square feet. The flexible plans include live/work lofts, mid- and high-rise condominiums, townhouses, flats and penthouses in a series of connected buildings with varying heights and facades.
Prices start in the mid-$200,000s. Sales contracts are under way.
The Delrosarios opted to move a wall within their unit to produce enough space to include a nursery for their 7-month-old.
Within the lofts are 10-foot floor-to-ceiling windows, exposed mechanical and concrete surfaces, energy-efficient air conditioning and heating, private balconies, and high-speed Internet access. Kitchens come with granite counters, maple cabinetry and stainless-steel appliances.
Common areas include a two-story fitness center, landscaped rooftop courtyard with a pool and spa, gated garage parking and 24,000 square feet of retail space.
The project is the first in Las Vegas for CityMark, which has undertaken similar developments in San Diego, where the company is based.
To visit the information studio, take Interstate 15 to Charleston Boulevard and exit east. At Grand Central Parkway, head north then go east on Bonneville to 255 E. Bonneville Ave. Office hours are from 10 a.m. to 5 p.m. daily except Mondays, when they open at noon.
