Turnberry officials say their high-rise condo buyers are getting younger
A Strip location, panoramic views, luxury amenities and security are at the top of many buyers' wish lists when shopping in Las Vegas for a high-rise condominium, according to John Riordan, senior vice president of sales at Turnberry Towers.
"Timing is another factor when deciding whether to purchase a high-rise residence," Riordan said. "More people are planning for their future and are buying a second or vacation home that as they age might serve as their primary retirement home."

According to Riordan, high-rise market demographics have changed since Turnberry introduced its Turnberry Place.
"We have seen a dramatic growth in the younger market," he said. "When we began sales for Turnberry Place in 1999, the average age was 62. Today, at Turnberry Towers, the average buyer is in his or her 40s.
According to Riordan, Turnberry Towers is the third successful high-rise community in Las Vegas for developer Turnberry Ltd.
"We came into the Las Vegas market in late 1998, and our success here is based on superior locations, architecture and amenities, but primarily on our experience," Riordan said.
Turnberry Towers, located on Paradise Road and Karen Avenue, will feature 636 residences in two 45-story towers.
"The main difference between Turnberry Place and Turnberry Towers is the size of the residences," Riordan said. "The homes at Turnberry Towers will be smaller and cater a little more to the younger, second-home market."
There has been tremendous growth in the high-rise market since Turnberry Place, which Riordan said will continue to expand.
"Over the next 25 years, the popularity of high-rise living in Las Vegas, particularly near the Strip, will grow beyond anyone's expectations," he said.
Construction is moving rapidly on both 45-story towers and the parking structure. The east tower will be completed in June and the west tower is slated for completion in April 2008.
One-bedroom residences include 1 1/2 baths, open kitchen looking out onto a great-room area and counter bar.
Two-bedroom residences with den include two baths, floor-to-ceiling windows and living room areas with 180 degree views of the Strip and surrounding mountains.
Three-bedroom residences are situated on the top 12 floors of the towers and feature oversized balconies overlooking the Strip.
The west tower offers a two-bedroom, two-bath residence encompassing an entire floor, providing a panorama view of the Las Vegas Strip.
The high-rise will feature Smart Home technology, providing each condominium with a private link to valet and front desk services.
The development is gated and spans 10 acres. Each tower will feature a fitness facility, outdoor pool with sundeck, landscaping, tennis, valet and 24-hour security.
