Flagstone Ranch offers half-acre homes, 19 home sites

Pulte Homes officially opens its models today at its new single-story neighborhood, Flagstone Ranch. A country-themed grand opening party will include music, a barbecue, gift giveaways and activities for kids, including pony rides and a bounce house. The festivities are free and open to the public, and begin from 11 a.m. to 2 p.m.
Situated on half-acre home sites in the northwest Las Vegas Valley among scenic ranch properties and the backdrop of the Sheep Mountains, the neighborhood features courtyard home designs that, according to Nick Parks, director of marketing, appeal to families looking for plenty of room and wide open spaces.

"This is a rare opportunity for Las Vegas home buyers," Parks said. "Home sites this large are hard to find and usually located only in the most exclusive communities. On top of that, Flagstone Ranch features a setting close to many of the valley's working ranches, providing families with a distinctly non-urban setting, yet convenient to the city's conveniences and services."
Four single-story models debut today at the private, gated enclave, which will feature a limited collection of 19 homes, situated around a single circular street. The floor plans range from 3,263 to 4,270 square feet with as many as five bedrooms and 4 1/2 baths, dens, country kitchens and three- or four-car garage. Each of the designs is available in multiple elevations and 10 distinct color schemes.
"These are the largest single-story homes Pulte has ever built in Nevada and they are astounding," Parks said. "Both the living room and the dining room of the 3906 can be opened up to the porches and courtyard, making them well suited to entertaining large groups of friends and family on pleasant days."
The 3263 plan features four bedrooms, three baths, library, open living and dining room, and separate family room. The master bedroom offers a sitting area.
A portico accesses the motor court in the 3419 plan. The home features a three-car garage tucked behind the portico, plus a one-car garage in front.
The home itself features four bedrooms and a den, as well as a great room, separate dining and living rooms and a rounded foyer accessing the secondary bedrooms.
A central courtyard is featured behind the portico of the 3906 model. The courtyard provides access to a covered porch and patio, the living room and a hallway to the secondary bedrooms.
A second covered porch is located off the rear of the home. The floor plan also includes five bedrooms, den and 3 1/2 baths. As with the other designs, the home offers a great room, plus separate dining and living rooms.
The 4270 is the largest home design. It features five bedrooms and 4 1/2 baths. A three-car garage and separate side-loading, single-car garage are standard.
The home includes a front courtyard and porch, as well as a rear covered patio. The dining and living room form a single space separate from the great room.
Standard amenities include multimedia structured wiring, phone outlets in all bedrooms, 10-foot ceilings, raised-panel interior doors, chrome lever door handles, 3-inch baseboards, rocker switches, skip-trowel paint texture and laundry rooms with upper cabinets.
Kitchens feature granite countertops, stainless-steel appliances, vented microwaves, double wall-mounted ovens, five-burner gas cook tops, staggered maple cabinets with rollout drawers, under-mount stainless-steel sinks and 18-inch tile floors.
Exterior amenities include an acrylic stucco system that, according to the builder, reduces cracking and creates a more polished exterior look. Additional outdoor amenities include finished garages with automatic door openers, gas barbecue stubs, paverstone driveways, walkways and patios. Prices start from the $600,000s to the $700,000s.
The homes come with a 10-year warranty.
The builder constructs with Environments for Living building technology, with blown-in Cocoon cellulose insulation, conditioned attic spaces, 15 SEER air conditioning units, and dual-paned, vinyl-framed low-e windows for decreased internal and external contaminants; increased indoor air quality; decreased heating and cooling usage; and increased comfort, durability and tightness. Office hours are from 10 a.m. to 4 p.m., except Wednesday, when it opens at noon.
To visit, take the northern portion of Interstate 215, the Las Vegas Beltway, to Jones Boulevard and head north to Horse Drive and turn left. Make a right on Mustang Street and a right on Guy Avenue, then follow the signs.
