Sunrise Colony Co. appears to be on track for another year of record new-home sales at Siena, the developer's age-qualified community in southwestern Summerlin.

"From January through April, we netted 174 sales, which is an average of 43 per month, and 145 closings. At this pace, we are predicting that we will far exceed 400 closings by the end of the year," sales executive Jimmy Jones said.

"With approximately 2,000 homes planned for its 665 acres, Siena was designed to offer a quaint, village-like atmosphere with a density of a little less than three homes planned per acre for the entire community. Nearly one-third of those homes will front the Siena Golf Club, which ribbons its way throughout the entire community."

The 18-hole, par-72 championship golf course is a daily-fee facility that is open to all ages. Siena residents receive special rates and preferred tee times. Complementing the course is a clubhouse with a full-service restaurant and pro shop.

Jones said residents enjoy all the benefits of a country club membership without the additional financial obligation of having to own a membership.

"Included in the Siena association dues, our residents have 24-hour roving and guard-gated security, access to the community's state-of-the-art health and fitness center, the wellness center, the salon spa, the community center and countless social amenities," he said.

"We are constantly striving to ensure that residents of Siena have access to the finest resort-style amenities available. Although construction is nearly complete on our new 39,000-square-foot community center, the developer invested nearly $1 million in our interim community center so our early residents would be able to enjoy social and community activities right from the start."

The new social center is slated to open this summer. It will feature a dome-shaped lobby and lounge, as well as a grand ballroom that will host a variety of events.

The community's fitness center features an indoor swimming pool, a spa and picture windows that overlook the golf course, an outdoor pool and spa, and lighted tennis and bocce courts. Cardiovascular and weight-training equipment, exercise rooms and private sauna and steam rooms are also featured. Rounding out the amenities is a wellness center operated by Summerlin Hospital Medical Center and a full-service salon and day spa.

Buyers can choose from 18 single-story floor plans among six collections. Each plan offers three exterior designs.

The homes measure from 1,040 to 3,200 square feet, and are priced from the $150,000s to the $400,000s plus home site premiums. Options can be selected in the on-site design center.

To view the models, take Sahara Avenue or Interstate 215 to Town Center Drive and head south to Siena Monte Avenue. The sales office is open daily from 10 a.m. to 6 p.m.
