Longtime valley residents give nod to new home in AlianteSPECIAL TO REAL ESTATE
Curiosity drove Albert and Amy Hernandez to visit Aliante on the day of the community's grand opening. Although they were not in the market for a new home when they arrived, the seven-year Southern Nevada residents had changed their minds by the end of the day. "We fell in love with Aliante and all that it has to offer for a family like ours," said Albert Hernandez, a human resource director. "We play golf and tennis, and (our 5-year-old son) Zachary is going to love the Nature Discovery Park with all of the play equipment and the dinosaur digging area. There will also be a small neighborhood park built near our home, and all of the recreational facilities and neighborhoods will be linked to the community trail system." The couple purchased the four-bedroom, 3 1/2-bath Plan 2594 at Serenata, a Pulte Homes neighborhood. "It was a unique and refreshing design with features that suited our lifestyle perfectly. As we walked through the model, we immediately recognized that it was the perfect home for us," Amy Hernandez said. "We love the open design of the kitchen and family room and the formal dining room, which all work well for entertaining or for day-to-day family living. The four bedrooms will be very handy, as all of our relatives live out-of-state and they visit us frequently. We just love everything about the home." Serenata features single- and two-story floor plans measuring from 1,881 to 2,665 square feet. Prices start from the $200,000s to the $250,000s. The neighborhood is one of two that Pulte is building within Aliante. Single- and two-story homes are also available in Vialetto, where floor plans range from 1,520 to 2,284 square feet. Prices start from the $190,000s to the $220,000s. Both neighborhoods are located within Aliante's primary village, which also includes homes by D.R. Horton, KB Home and Pardee Homes. D.R. Horton is building three gated neighborhoods. Manor homes are all single-story and range from 1,950 to 2,350. Prices start from the $220,000s to the $240,000s. Estates offers single-story homes measuring from 2,550 to 3,350 square feet and priced from the $290,000s to the $330,000s. The Courts is comprised of attached homes priced from the low $100,000s to the $140,000s. Designs range from 1,141 to 1,558 square feet. KB Home is also developing three neighborhoods, each of which offers single- and two-story designs. San Destin Ravello features floor plans ranging from 1,231 to 1,947 square feet and priced from the $160,000s; San Destin Tivoli homes measure from 1,717 to 2,546 square feet (with options as large as 3,000 square feet) and are priced from the $180,000s to the $200,000s; and San Destin Palazzo offers homes measuring from 2,022 to 3,803 square feet. Prices start from the $220,000s. Pardee Homes is building Seasons at Aliante, a gated neighborhood of single- and two-story homes that range from 2,500 to 3,990 square feet. Prices start from the low $240,000s to the $290,000s. Aliante's age-qualified village, Sun City Aliante, is being developed by Del Webb Communities. Single-story homes measure from 1,155 to 2,105 square feet and are priced from the $160,000s to the $240,000s. Sun City is being built around an 18-hole municipal golf course. Aliante is a development of North Valley Enterprises, a joint venture of American Nevada Co. and Del Webb Communities. It measures 1,905 acres and will comprise 7,500 homes. More than 400 acres have been set aside for recreational and public purposes, including three city parks, concrete trails and an arroyo. At 20 acres, the archaeological-themed Nature Discovery Park is highlighted by a man-made lake with waterfalls. Adjacent to the lake is an area to teach children about archaeology and dinosaurs in an active play environment. The park also features a picnic area, an amphitheater, three soccer fields, tennis courts, a volleyball stadium and bocce courts. A 15-acre park will feature soccer fields and a playground, while a 10-acre sports park will provide ball fields and a picnic area. About 100 acres are allocated for commercial development, including a 40-acre resort hotel with gaming. Two elementary schools and a middle school have been proposed. A site has been set aside for a fire station. To visit, take U.S. Highway 95 to Centennial Parkway, exit east to Sky Pointe Drive and turn right. Turn right at Frontage Road, then left onto Interstate 215. Exit at Aliante Parkway and go south to the primary village or north to Sun City. The information center is open from 10 a.m. to 6 p.m. daily.
