Southern Terrace follows blueprint for Shadow Hills

As home sales start to wind down at Shadow Hills, Perma-Bilt Homes is looking to its newest community, Southern Terrace.

About 150 of 900 homes remain for sale at Shadow Hills, a northwestern valley community, and 115 homes have been sold since March at the Southern Terrace site in the southwest area. The success of Shadow Hills has helped lay the groundwork for Southern Terrace, Daniel Schwartz, chief executive of Perma-Bilt Homes, said recently.

"Shadow Hills was our first attempt at developing a (planned) community in Southern Nevada," Schwartz said. "The end result is a thoughtfully planned community with tremendous amenities and a diverse product line with broad appeal. We're taking what we've learned at Shadow Hills and improving upon it at our new Southern Terrace community.

"... We knew that Shadow Hills was going to be a wonderful community with a great mix of product lines and amenities, including the Shadow Hills Club. Now, as we enter our final ... home sales, some of the best home sites are being revealed and great opportunities still exist to own a home a home at this terrific community."

The 51,000-square-foot Shadow Hills Club is available for the exclusive use of Shadow Hills residents. Amenities include a swimming pool; lap pool; spa; barbecue and picnic areas; a putting green; half basketball court; workout room; saunas; and a clubhouse with a kitchen, party room and big-screen television.

"The Shadow Hills Club has been well-received by our residents, who like the convenience of having an upscale club that's also a community gathering place ... within walking distance of their homes," Schwartz said of the community, which is currently comprised of three neighborhoods on 250 acres.

The Belle Crest neighborhood offers four floor plans, ranging from 1,362 to 2,363 square feet and prices starting from the $150,000s. Grandview is a gated neighborhood of all single-story floor plans measuring from 1,736 to 2,460 square feet and priced from the $180,000s. Each plan includes a three-car garage. Timberline homes range from 2,895 to 3,828 square feet with as many as seven bedrooms and options for offices, casitas and studios. Prices start from the $240,000s.

Southern Terrace will comprise four neighborhoods -- Autumn Hills, Somerset, Ridgemont and Monterey -- and 15 floor plans, ranging from 1,379 to 3,500 square feet. Prices start from the $150,000s to the $270,000s.

Fifteen model homes are under construction and scheduled to open Aug. 5, as is the permanent sales office. Construction is also under way on the 4,900-square-foot Southern Terrace Club, which will feature a family swimming pool, adults-only pool, playground, picnic and barbecue area, health club, saunas, locker rooms and a massage facility. A full-time director will be on-site.

All of the builder's sales offices are open from 10 a.m. to 6 p.m. daily except Monday, when they open at 11 a.m.
