-- Clark and Sullivan Constructors has broken ground on the MGM/Mirage Corporate Services Center at 3260 S. Industrial Road. The project consists of the design and construction of a 22,000-square-foot, two-story structural steel office building. The company is also building an adjacent six-story parking structure. The expected completion date for the entire project is November 2003.

Decatur Blvd., Suite 108, from Westech Business Center, represented by Jeff LaPour of LaPour Partners, for $147,464. In another transaction, DeAnna L. Goyhenetche represented Pookabah, dba Dishman, in the 36-month lease of 1,200 square feet at 4444 W. Craig Road, Suite 114, from Betty Cook Limited Partnership, represented by Robert Lujan of Equus Management Corp., for $54,768. Goyhenetche also represented Flyers Advantage Club in its 63-month lease of 940 square feet at 7469 W. In another transaction, Tony Amato and Kathy Huang represented Maury Abrams Co. in the five-year lease of 2,400 square feet at 1967 N. Decatur Blvd. from Continental Currency for $162,000.

-- CB Richard Ellis' Spencer Ballif and Jeffrey Swinger represented JIK Mission Nevada in the sale of the 160-unit Villas Apartments at 5055 E. Charleston Blvd. to Segundo and Illuminda Cacao for $7.6 million. Donna Alderson and Jeremy Green represented Komatsu America International Co. in the seven-year lease of 102,400 square feet at 3010 Alexander Road to the Pac Worldwide Corp. for $2.14 million. Darren Lemmon represented Spectrum Office in its five-year lease of 2,108 square feet at 2445 Fire Mesa Drive to Jim Ali for $234,000. Lemmon also represented LCA Vision in its five-year lease of 3,500 square feet at 8981 W. Sahara Ave. from WWW Properties for $355,000. Melanie Braud represented WXI/MCN Commercial Real Estate in the three-year lease of 1,920 square feet at 1771 E. Flamingo Road to the state of Nevada for $135,000.
