Seven Hills: On courseSPECIAL TO REAL ESTATE
Custom-home site buyers look to the Seven Hills community in Henderson for its diverse selection and varied architectural styles, according to sales agent Vara Gabriel. "One of the most appealing aspects of our custom-home site program is the fact that we can give buyers so many choices, along with the flexibility they need to create their own personal masterpiece," Gabriel said. "We have architectural guidelines, however, we have an appreciation for diversity in architectural style, which gives our custom neighborhoods a more artistic feel and a sense that each home has the distinct signature of its owner." Fewer than 40 custom lots remain for sale in the community, where 200 home sites have been sold and more than 120 homes have been completed or are in various stages of development. The remaining lots are in the Venezia and Terracina neighborhoods. At Venezia, a one-third acre home site is available for $195,000, and is located near the site of the 2000 Street of Dreams show homes. "Those who are familiar with this area of Seven Hills will know that homes in the immediate vicinity are valued in the millions, making a home site of this caliber and price an extremely rare find," Gabriel said. In Terracina, a three-quarter acre home site is available for $950,000. Situated in an elevated location, it provides a 180-degree view of the Las Vegas Valley. "It's a billion-dollar view for less than $1 million ..." Gabriel said. Most of the custom-home neighborhoods provide views of the city, mountains and a nearby golf course. Home sites as large as an acre are available, and priced from the mid-$190,000s to $1 million. Neighborhood amenities include guard-gated entries, landscaped open areas, a view park, a 2-acre park with tennis and basketball courts, and a playground. Seven Hills is a development of Silver Canyon Partnership. Community amenities include neighborhood parks, as well as four city parks. Among them are basketball and tennis courts, picnic shelters, soccer fields, volleyball quads, baseball diamonds and playgrounds. To visit the sales and information pavilion, take Interstate 215 to Eastern Avenue, go south to St. Rose Parkway, head west to Seven Hills Drive and go south. The pavilion is located about one mile past the community's entrance, and is open daily from 10 a.m. to 6 p.m.
