Paseos presents myriad designs
The Paseos is Summerlin's most actively selling village with eight neighborhoods offering more than 30 designs ranging from 1,316 to 4,010 square feet and priced from $278,000 to $824,000. "We're currently averaging more than 50 home sales a month in The Paseos. This is a controlled amount as home builders are releasing homes in phases to better manage market demands," said Larry Brocato, executive vice president for The Howard Hughes Corp., Summerlin's developer. More than 330 homes have sold within the village since it opened in late 2003, he said. The 375-acre village is located west of Interstate 215 between Alta and Desert Foothills drives. Plans call for 14 single- and multifamily neighborhoods, a nearly 20-acre community park, trails, an elementary school and a house of worship. Homes within the village feature the Hacienda and Mission architectural styles and incorporate portals, arches and arcades, as well as outdoor living areas. Several builders offer casitas. The outdoor living theme inspired multiple recreational amenities including The Paseos Park, which will be located in the center of the village and include T-ball fields, sand volleyball and basketball courts, a playground, picnic areas, interactive water feature, radio-control car track, and open turf areas. Builders selling neighborhoods within the village are KB Home, Lennar Corp., Pulte, Richmond American, Toll Bros. Westmark, and William Lyon. Summerlin ranked as the nation's best-selling master-planned community for most of the past decade, according to independent surveys. Developed in villages along the valley's western edge, the community is home to parks, more than 100 miles of trails, schools, houses of worship, shopping and business centers, medical facilities and cultural facilities. Nearly 120 models represent the available single-family homes, townhomes and condominiums. Homes are priced from the high $200,000s to more than $2 million. Custom-home sites in The Ridges village are priced from the $500,000s. Monthly rent for apartments starts from the low $800s.
