Green Valley business parks expand

Charles Van Geel is a busy executive these days. As senior director of office leasing for American Nevada Co., Van Geel oversees all office leasing activity in the company's commercial portfolio within the Green Valley master plan.

Commercial leasing and development is active within the community, most notably in the area aligning Interstate 215. Since completion of the freeway four years ago, American Nevada's commercial portfolio has more than doubled in size to about 2.1 million square feet. About 5 million additional square feet is planned for office, retail, industrial, hotel, gaming and medical projects.

Van Geel said the focus is on the Green Valley Corporate Center and Green Valley Corporate Center South office parks.

Buildings in both complexes offer redundant fiber optic technologies, electric capabilities and cable. CB Richard Ellis represents the properties.

Green Valley Corporate Center, located at the northwest corner of Green Valley Parkway and Interstate 215, features suburban class A, class B/back office, and single-story multi-use flex office space over 94 acres.

Green Valley Corporate Center South, located adjacent to Green Valley Ranch on Paseo Verde Parkway, offers suburban class A, class B/back office and single-story office space. It is located on a 160-acre mixed-use site.

Van Geel said office space in the area leases about as quickly as it is built. An example is the recently completed 2370 Corporate Circle building. Late last year, American Nevada began construction on the three-story office building encompassing 68,332 square feet. Before completion in early May, the company already had commitments for more than 60 percent of its available space.

Among the first companies set to move into the building are Vegas.com and Greenspun Media Group, which are leasing a combined 26,961 square feet. The two companies had occupied space elsewhere in the Green Valley Center, but needed room for expansion.

Also set to move in are Southwest Exchange and Marina Mortgage.

Van Geel said the new building offers prime amenities and a master-planned business park environment.

"Anyone familiar with our suburban class A office products will know that they are a step above the norm in terms of their design and quality," he said. "At 2370 Corporate Circle, landscaped walkways and marble exterior accents promote an immediate sense of arrival. The upscale tone continues inside the building with mahogany wood paneling, travertine flooring with India black granite inlays, custom light fixtures and distinctive architectural features. The building also offers the latest in technology and energy efficiency, including independent control of heating and air conditioning for each tenant."

Van Geel said the location, close to services and freeway access, is a major selling point among tenants.

"Our various office facilities can accommodate the needs of a very wide spectrum of businesses including back-office space and call centers, as well as those that require larger square footage, state-of-the-art telecommunications capabilities and the potential for future expansion."

Van Geel said the new building can host businesses requiring 3,000 to 10,200 square feet of contiguous space and as much as 16,000 square feet of noncontiguous space on a single floor.

"Based on our tenant profile to date, we expect to attract businesses relating to real estate, finance and communications, as well as architectural and law firms," he said.

Van Geel said American Nevada has begun work on about 112,000 square feet of back-office space in Green Valley Corporate Center South. Preleasing for the two-building project is under way. It is expected to open in January 2004.

Other plans for the area include a nearby 40-acre site where American Nevada has entitlements to build as much as 600,000 square feet of office product.
