Las Ventanas members deck out homes

SPECIAL TO REAL ESTATE

As construction progresses, charter residents of the Las Ventanas life care development in Summerlin have begun to personalize their future apartments through the property's design center. Several future residents have even brought along their own interior designers, according to Laurie Houk, who coordinates the design program for the development.

"At this time all of our charter residents have received numerous early reservation benefits including a generous personalization upgrade package," Houk said. "For the most part, they're choosing to mix our standard options with matching upgrades that complement their taste and style."

Among the flooring selections available are maple, oak or natural wood; polished marble tile; or upgraded carpet. Kitchen and bath counter tops are available in polished granite, Corian or matte-finish laminates, and include a variety of colors. Residents also may add a gas fireplace.

"A broad range of design selections and customizing options are available to our residents," Houk said. "Charter residents are invited to make an appointment during which time they can choose from three standard color schemes or use their upgrade allowances to further customize their new residences to their personal taste."

Residents are eager to see their homes take shape.

"It's exciting to choose everything from flooring to cabinets for my new home," charter resident Virginia Vreeland said. "There were so many wonderful items to select from, I had a difficult time making up my mind. The only thing that had to be special ordered was my carpeting. I needed a certain shade of green to go with my furniture."

The promotional program for charter residents likely will come to a close within the next few weeks, according to marketing director Suzanne Caldarello.

For a limited time, prospective residents who reserve a space within the development during the preconstruction phase receive an 8 percent interest credit on their 10 percent reservation deposit. In addition, charter residents benefit from a plan that allows for 95 percent of their entrance fee to be refunded to them or their estate at any time.

Charter residents also receive $3,000 toward moving expenses.

The life care development, situated on 17 acres at the corner of Town Center Drive and Charleston Boulevard, will feature 198 independent living apartments, six 1,500-square-foot villas, 60 private assisted living suites, and 60 private accommodations for skilled nursing care.

Also planned for the site is a 26,000-square-foot common area including a lounge, cyber café, library, exercise and wellness center, enclosed pool, hair salon and barbershop, business center and performing arts center.

A focal point of the common area is a fine dining room where meals are prepared in a restaurant-style kitchen. Meal plans will be offered.

Other amenities include paid utilities (except telephone), weekly housekeeping and linen service.

Las Ventanas is being developed by Westport Senior Living, Greystone Communities of Dallas, and American Baptist Homes of the West.

An information center at 10000 W. Charleston Blvd. features a full-scale model of the development. The center is open Monday through Friday from 8 a.m. to 5 p.m. or by appointment.
