There are four two-story designs available, ranging from 1,854 to 2,418 square feet with three to five bedrooms. There are options for offices, dens, extra bedrooms and family rooms.

The Mirella plan measures 1,854 square feet and offers three or four bedrooms and three baths.

Another plan, Rosetta, measures 1,876 square feet with three or four bedrooms, 2 1/2 baths and a great room.

The 2,124-square-foot Marcello offers three bedrooms, 2 1/2 baths, a game room with an optional bar and a great room. An extra bedroom and loft are optional.

The Sorrento features four bedrooms, three baths and several options. Its base size is 2,418 square feet, however options can expand it by as much as 400 square feet. Among the options are a great room, second suite, a formal dining room, study and game room.

Each home will be constructed on a z-lot, allowing for half of the homes to be built with rear garages and the other half with front garages.

"Kimball Hill Homes is dedicated to providing quality-crafted homes that appeal to the most discerning home buyers," Royale said.

All of the homes include a wiring package and soft-water loop, as well as several interior design choices, such as art niches and raised-panel Colonist doors in a variety of colors. In addition, each home comes with maple kitchen cabinets with European hinges and rollout shelves.

The residences are priced from $303,990.

Upon buildout, the gated development will feature 165 residences.

Several builders are active within the Villages at Southern Highlands, which offers homes priced from the $170,000s to the $600,000s.

Also within the development are a variety of parks, public and private schools, a fire station and a retail center.
