Arroyo Canyon 'maxes' home size

Subdivision comprises only 63 homes






As a small subdivision of 63 homes, Arroyo Canyon, which is located in the northwest portion of valley at Hualapai Way and the Las Vegas Beltway features a hillside setting situated away from busy areas of the city, according to Vicki Zoot, marketing director for Lennar, the project's developer.

"Starting with ultra-luxurious, two-story, estate-sized homes nestled on elevated home sites in this breathtaking hillside setting, the whole area offers broad vistas to the valley below," Zoot said.

"We've maximized the size of our homes and minimized the home site to create low-maintenance yards. We have been overwhelmed by the response of our home buyers who love the idea of mega-home, mini-home site. It seems as though many people today prefer a lifestyle that doesn't include a lot of yard work. When you visit our model homes at Arroyo Canyon, they really illustrate just how attractive and more manageable these outdoor living spaces can be."

The Lennar project offers five home designs, ranging in size from 3,265 to 5,240 square feet, including four bedrooms, 3 1/2 or four baths and the large three-bay tandem garages. The driveways and walkways are paved in stone and are included as a standard feature for the home buyers. Prices start at $500,000.

"The three-bay tandem garages are a wonderful treat," Zoot said.

"You drive down the street at Arroyo Canyon and all you see are two-bay garage doors. Hidden behind the doors is that third bay. It is so practical and so delightful. You look at the front of the homes and you see the home, not just a bank of garage doors. People love it."

The community's exterior and interior walls are lined with decorative boulders. The boulders add dramatic accents and serve a practical purpose as retaining walls on elevated lots.

Some interior designs also provide for towering ceilings, sweeping staircases and country-style kitchens, which features a breakfast nook. In addition, there is an open great room and a dining room. The master suite features a walk-in closet, twin sinks. The adjoining bath has a large shower and a 6-foot-wide spa tub. The home's foyer has a 12-foot-by-12-foot tile floor.

The homes are highlighted by coordinated interiors that include two-tone color palettes for walls, coordinated 42-inch cabinetry with crown molding in cherry and maple, granite countertops and upgraded appliances. Additional upgrade items such as prewiring for a home theater system, ceiling fans, security, intercom and lighting are also included.

To visit the sales office and model homes, take U.S. Highway 95 to the Beltway, exit west at Hualapai, turn north to Deer Springs Road, then east to the new neighborhood, following the signs. Office hours are 10 a.m. to 6:30 p.m. daily, except for Mondays, when the office closes at 4 p.m.
